AppFolio Pricing and AppFolio Cost per Month and per Unit With Resident Fees
AppFolio has not published a price since September 2024. Its last list rates were $1.49 per unit per month for Core, with a $298 monthly minimum and a 50-unit minimum, $3.20 for Plus and $5.00 for Max. RentPlace is not affiliated with AppFolio. Monthly, in US dollars, before onboarding and payment fees. These are the list rates AppFolio printed in August 2024, multiplied out; they are not a current quote, and AppFolio sets current prices account by account. Plus and Max minimums were not printed in 2024; in January 2023 Plus required $1,500 a month and 500 units. No annual discount was ever published.
How much is AppFolio per month for a 50, 100 or 200 unit firm
The $298 floor is the number that matters below 200 doors, and almost nobody quoting "$1.49 a unit" multiplies it out.
$298 divided by $1.49 is exactly 200. So on Core's last list price, every portfolio from 50 to 200 units paid the same $298 a month, $3,576 a year. For a 50-door firm that is $5.96 a door, four times the headline rate. For 100 doors it is $2.98. Only a firm at 200 units or more actually paid $1.49.
That is why AppFolio reads as expensive to small management companies and cheap to large ones, and both are right. Its pricing is built around the minimum, and the minimum is built around a 200-door firm.
The prices also moved in one direction while they were public. January 2023: Core $1.40 with a $280 minimum, Plus $3.00 with a $1,500 minimum and 500 units. August 2024: Core $1.49 with $298, Plus $3.20, and a new Max tier at $5.00. That is 6.4% on Core in about eighteen months. If a salesperson quotes you under $1.49 today, it is a discount worth taking in writing; if they quote you above, that is consistent with the trend, not a mistake.

Monthly, US dollars. Buildium Growth billed monthly, from Buildium's own calculator data. DoorLoop Pro is its per-month price on annual billing, from DoorLoop's own calculator; above 300 units DoorLoop quotes. Yardi Breeze residential is $1 a unit with a $100 minimum on an annual agreement, with no onboarding, training or support fees, per yardibreeze.com/pricing. AppFolio is the 2024 list rate, not a quote.
Read it this way. Yardi Breeze is the cheapest published price at every size, and it is the one vendor that states in writing it charges no onboarding fee; its full Yardi price list and per-door arithmetic is on our Yardi pricing page. DoorLoop undercuts AppFolio's floor up to 300 units. Buildium sits within 8% of AppFolio from 200 units up. The full ladders are on our Buildium pricing and DoorLoop pricing pages. If your AppFolio quote lands well above these, you now have three public numbers to negotiate against.
Every AppFolio fee we could source, and who is billed
AppFolio prints less than any rival on this site. Where it prints nothing, the table says so, because "not published" is the honest answer and the useful one: it tells you what to ask for in writing.

Where AppFolio actually makes its money is payments, not software
AppFolio is a public company, so the real answer to "how much does AppFolio cost" is in its annual results. The subscription is the small part.
76%
of AppFolio's 2025 revenue came from Value Added Services
$721.5 million of $950.8 million. AppFolio says most of that line is electronic payments, tenant screening and risk mitigation: the fees in the table above, much of it paid by residents and applicants.
$1.87
per unit per month in software revenue
Core solutions revenue of $211.5 million over 9.4 million units under management at year end, which is in line with the old $1.49 to $5.00 list rates once minimums are counted.
$6.40
per unit per month from everything else
Value Added Services revenue over the same 9.4 million units. Units grew 8% during the year, so both per-unit figures are slightly understated, not overstated.
For every dollar AppFolio earned from software in 2025 it earned about $3.41 from the services around it. That is not a scandal; it is the business model of most property management platforms, and our TurboTenant pricing and RentRedi pricing pages show the same shape at landlord scale. What it means for your quote is simple: negotiate the per-unit rate, but ask just as hard about the payment fee per eCheck, whether you or the resident carries it, and the screening price. Across 200 units paying rent monthly, a $2.49 eCheck fee is $5,976 a year leaving your residents' pockets, more than the Core subscription itself.
AppFolio and RentPlace, side by side
They do different jobs, and for a management company over 200 doors AppFolio is the better buy for its job. Including the rows where it plainly wins.

Is AppFolio worth it at your size
The door count decides most of it, before any feature list does.
Under 50 doors: AppFolio will not sell to you. Look at Buildium Essential, DoorLoop or Yardi Breeze, or, if you own the units yourself, a landlord app at $144 to $199 a year.
50 to 200 doors: the $298 minimum makes AppFolio the dearest of the four on list price. It can still be the right buy if you want its leasing and maintenance workflows, but make the salesperson beat Buildium Growth ($192 to $301 a month) and put the onboarding fee in the same email. If you are also weighing those two, we lined them up in Buildium vs AppFolio pricing, and what managers say after onboarding is in our AppFolio review for property managers.
200 doors and up: AppFolio's per-unit rate is competitive and its product is mature. This is the size it is built for. Negotiate the payment fees as hard as the subscription, for the reason in the revenue section above. The one rival that also stopped publishing, Rent Manager, last listed $1.00 a unit with a $200 minimum; we set the two side by side in Rent Manager vs AppFolio pricing. Above a few thousand units the shortlist usually adds Entrata, which collects about $216 a unit a year against AppFolio's roughly $101, per its own filing; see Entrata pricing.
Whichever back office wins, it starts working after someone applies. RentPlace covers the part before that. A renter cannot send "is this still available?" because the listing asks your screening questions before the message will send, every listing is scored out of 100 before it goes live, and every unit sits on a vacancy board with its days empty beside it. The Landlord plan is $39 a month for up to five listings; management companies use the Manager plan, and all four plans are on the pricing page.
Every fee on this page is smaller than one vacant week per door
An $1,800 unit loses about $60 for every day it sits empty. One extra vacant week is $420, which is more than a full year of AppFolio Core per door at any size above 50 units. For a 200-door firm with normal turnover, cutting a week from each vacancy is worth several times the whole subscription.
So give the software quote an hour and the listing an afternoon: the copy, the photos, how fast you answer, and whether the questions that decide the tenancy are asked in the first message. The vacancy calculator on the pricing page runs the number on your own rent. For what the portals charge rather than the software, see the Zillow Rental Manager cost breakdown and the Apartments.com listing fees page.
What managers ask about AppFolio pricing
Answers use AppFolio's own pages, its archived price list and its public results.
How much does AppFolio cost?
AppFolio does not publish prices. Its last public list rates, removed in September 2024, were $1.49 per unit per month for Core with a $298 monthly minimum and a 50-unit minimum, $3.20 for Plus and $5.00 for Max. At those rates 100 units cost $298 a month and 500 units $745 on Core, before an onboarding fee and payment fees.
How much is AppFolio per month?
On the last published Core rate, AppFolio is $298 a month for anything from 50 to 200 units, because the minimum spend covers them all, then $1.49 a unit: $447 at 300 units, $745 at 500 and $1,490 at 1,000. Plus was $3.20 a unit and Max $5.00, each with its own minimum. Current quotes are set per account.
How much does AppFolio cost per unit?
The last published AppFolio prices were $1.49 per unit per month on Core, $3.20 on Plus and $5.00 on Max, in August 2024. In early 2023 Core was $1.40 and Plus $3.00. Because of the $298 minimum, a 50-unit firm on Core effectively paid $5.96 a door, a 100-unit firm $2.98, and only from 200 units does the real rate fall to $1.49.
Why did AppFolio stop publishing its prices?
AppFolio has not said. Archived copies of its pricing page show list prices on August 8, 2024 and none on September 15, 2024; the page now ends every plan with "Contact us for details". The practical effect is that you cannot hold a quote against a public number, so compare it with vendors that still publish.
Does AppFolio have a minimum number of units?
Yes. AppFolio Core requires at least 50 units, which is printed on the current pricing page, and Plus and Max have minimums AppFolio does not publish. In 2023 Plus required 500 units and $1,500 a month. Below 50 doors the realistic options are Buildium, DoorLoop, Yardi Breeze or a landlord app.
Does AppFolio charge an onboarding fee?
Yes. AppFolio's archived pricing page stated "Onboarding fee based on portfolio size", and the fee is set in your quote rather than published. It is a one-time charge for data migration and setup. Ask for the figure in writing before the demo ends, alongside the per-unit rate and the minimum spend.
Does AppFolio charge tenants a fee to pay rent?
Usually, yes. AppFolio's resident help says a transaction fee applies to online payments and is shown before the resident submits. Trade press reported a $2.49 eCheck fee from July 2023, or $1.00 if the manager covers it, and cash at a retailer costs $3.99 or $4.99. Card fees are shown at payment.
What is the AppFolio credit card fee?
AppFolio does not publish its card fee. The resident portal shows the exact amount before the payment is submitted, and it is billed as a separate line labeled APPFOLIO_TXNFEE on the card statement. Card payments are capped at $3,000 per payment when the recurring charge is $1,500 or less.
Is AppFolio cheaper than Buildium?
Below 200 units, usually not. On AppFolio's last published rates, 100 units cost $298 a month on Core against $252 on Buildium Growth billed monthly. From about 200 units they meet ($298 against $301), and at 500 units AppFolio Core was $745 to Buildium Growth's $722. Your AppFolio quote may differ from those list rates.
