Buildium Pricing and Buildium Cost per Month at Every Unit Count With Resident Fees

Buildium costs $62, $192 or $400 a month at the smallest unit counts (Essential, Growth, Premium), about 10% less prepaid for a year, and the price rises with your unit count: at 100 units it is $196, $252 and $400, at 500 units Growth is $722. Growth and Premium require an onboarding service Buildium does not price publicly. Rent by bank transfer costs you $2.35, $1.35 or $0.60 a payment by plan, and cards 2.99%, unless you pass them to residents.

RentPlace is not affiliated with Buildium. Prices in US dollars before tax, read from the data file Buildium's own pricing calculator loads. "Year" is the prepaid annual price, not twelve monthly payments. Essential steps every 10 to 20 units up to 150; Growth steps every 50 units to 200, then every 10 or 20; Premium every 10 or 20 units above 150. Rows shown are a selection; the in-between rungs sit between their neighbors.

Buildium cost per unit, and the two quirks in the ladder

Buildium publishes no per-unit rate. Worked out from the table, the per-door price falls fast and then flattens.

Billed monthly, Growth costs $3.84 a door at 50 units, $2.52 at 100, $1.50 at 200 and $1.44 at 500. Premium is $8.00 at 50, $4.00 at 100 and between $2.57 and $2.66 a door anywhere from 300 to 5,000 units, because above 150 it grows almost in a straight line. Essential sits between $1.92 and $2.13 a door from 50 units up, which is why it looks cheap until you add the fees in the next section.

Quirk one: Growth is flat from 1 to 50 units and Premium flat from 1 to 150. A 12-door landlord on Growth pays the same $192 as a 50-door manager, so the upper tiers are priced for portfolios and punish small ones.

Quirk two: Essential and Growth converge. At 141 to 150 units Essential is $288 a month and Growth $291, three dollars apart, while Growth adds phone support, inspections, 10 free bank accounts and $1 less per EFT payment. If you are anywhere near 150 units, Essential only makes sense to avoid Growth's required onboarding fee, and that is a one-time cost set against a permanent gap in features. Phone support is also the gap reviewers notice most: the slow-response complaints in our Buildium review cluster on the ticket-only plan.

Every Buildium fee, and who is actually billed

Buildium publishes more of its add-on pricing than most of its rivals, which is to its credit. It is spread across a feature table and an add-on list, and a good part of it changes with your plan.

Subscription

$62 to $12,850 a month billed to manager

Three plans priced by unit count. Essential starts at $62 a month and is sold up to 150 units. Growth starts at $192 and is flat to 50 units. Premium starts at $400 and is flat to 150 units. Above 5,000 units, and for community associations, Buildium quotes by phone.

Annual billing

About 10% off billed to manager

Prepaying a year takes roughly 10% off at every rung on every plan, which is what the "Save 10%" toggle says. At 1 to 20 units Essential is $744 billed monthly for a year, or $671 prepaid.

Free trial

14 days billed to nobody

A 14-day trial on sample data, no credit card, convertible to any plan. There is no free plan.

Onboarding

Required on Growth and Premium, price not published billed to manager

Buildium states that every new Growth or Premium customer must buy its onboarding service (data import and a training plan). The pricing page does not say what it costs. Essential skips it, and gets ticket support only, no phone.

Incoming EFT (rent by bank transfer)

$2.35 / $1.35 / $0.60 billed to manager, or resident as a convenience fee

Per payment, Essential / Growth / Premium. Premium is free for the first 12 months and $0.60 after. Buildium bills the manager; you can recover it from residents with a convenience fee, within your state's rules.

Credit card payments

2.99% per payment billed to manager, or resident as a convenience fee

The same 2.99% on every plan. On $1,800 of rent that is $53.82 a payment. Most managers pass it to the resident, subject to card network rules and state surcharge law.

Outgoing EFT

$0.99 per payment billed to manager

Paying owners and vendors electronically, every plan.

Bank account setup

$99 each / 10 free / 100 free billed to manager

Every business bank account you connect for ePay: $99 each on Essential; 10 free on Growth and 100 free on Premium, then $99 each. A manager keeping a trust account per owner feels this on Essential first.

Tenant screening (TransUnion)

$17, or $35 paid by the applicant billed to manager or applicant

$17 a screening if you pay it, $35 if the applicant pays it. Enhanced screening on Growth and Premium is $20.

eSignature

$5 / $1 / included billed to manager

Per document on Essential and Growth; unlimited on Premium.

Property inspections (HappyCo)

$99 setup + $40 to $95 a month / included / included billed to manager

An add-on on Essential. Included on Growth (Buildium notes $0.40 a unit after three years) and on Premium.

1099 e-filing (Nelco)

$50 a batch + $4.50 a form billed to manager

For owner and vendor 1099s, on every plan.

Showings coordinator (Tenant Turner)

From $41 a month billed to manager

Varies by unit tier. A $25 setup fee on Essential, waived on Growth and Premium.

Remote check printing

$30 setup + $1.50 a check billed to manager

Buildium prints and mails owner and vendor checks for you.

Lumina AI Workforce

Account-specific, not published billed to manager

An add-on on Essential and Growth, included on Premium. The writing assistant is included everywhere.

Where three figures are shown they are Essential / Growth / Premium. Source: Buildium's pricing page, its feature table and its add-on list.

Buildium EFT fees can cost more than the subscription

The per-payment ePay fee is the line that decides which Buildium plan is actually cheapest, and it is the one no pricing roundup multiplies out.

$2,820

a year in incoming EFT fees at 100 units on Essential

100 units, one rent payment each a month, $2.35 a payment. The Essential subscription at 100 units is $2,115 prepaid, so if you absorb the fees rather than passing them on, the payments cost you more than the software.

81

units: where Growth becomes cheaper than Essential

Growth charges $1 less per EFT payment. From 81 units that saving outruns the price gap between the plans (81 to 90 units: Essential $172, Growth $252, an $80 gap against $81 of saved fees), before counting the inspections and phone support Growth includes.

$53.82

per payment when a resident pays $1,800 by card

2.99% on every plan. Most managers pass it to the resident as a convenience fee and default everyone to EFT; card surcharges are capped by card network rules and restricted by a handful of states.

Put it together for a 100-door manager on Growth, prepaid: $2,722 a year to Buildium, an onboarding fee you learn on the sales call, $1,620 a year in incoming EFT fees (yours or your residents'), $17 or $35 per applicant screened, $1 per lease signed and $50 plus $4.50 a form at 1099 time. On Premium the same portfolio pays $4,334, but no EFT fees for the first year and $720 a year after. For a management company that buys a real back office: trust accounting, owner statements, work orders, a resident portal. None of it changes what a renter writes in the first inquiry about a vacant unit, which is the part of the job this site is built for.

Which one you should actually pay for

They overlap only on the listing, so the answer depends on which part of the job hurts and how many doors you run.

If you manage property for owners, buy Buildium or one of its direct rivals. Owner statements, trust accounting, 1099s and a resident portal are the job, and Growth at 100 units is $2.52 a door a month. There is no honest argument against that. Our advice is narrower: ask for the onboarding figure on the first call, count your monthly EFT payments before choosing between Essential and Growth, and compare against the DoorLoop price ladder: at 40 doors on annual billing DoorLoop Pro is $1,968 a year to Buildium Growth's $2,076, while at 200 doors DoorLoop Premium is $629 a month to Buildium Premium's $531.

If you own a few units yourself, Buildium is the wrong size. Essential is $671 a year prepaid with ticket-only support and $2.35 on every rent payment. The landlord apps do that job for less: the full schedules are on our TurboTenant pricing and RentRedi pricing pages.

RentPlace covers the part of the job before anyone is a resident, whichever back office you run. A renter cannot send "is this still available?" because the listing asks your screening questions before the message will send, so move-in date, income band, occupants, pets and lease length arrive in the first message. Every listing is scored out of 100 before it goes live, and every unit sits on a vacancy board with its days empty beside it. The Landlord plan is $39 a month for up to five listings, and the full four-plan table is on the pricing page.

Every fee on this page is smaller than one vacant week per door

An $1,800 unit loses about $60 for every day it sits empty. One extra vacant week is $420 of rent nobody will ever pay, which is more than a year of EFT fees on that unit on any Buildium plan. Across 100 doors with normal turnover, a week cut from each vacancy is worth more than the whole Growth subscription.

So the software price deserves ten minutes, and the listing deserves the afternoon: the copy, the photos, the response time and whether the questions that decide the tenancy get asked in message one or message five. To see the vacancy number on your own rent, the vacancy calculator on the pricing page runs it.

If AppFolio is also on your shortlist, we lined the two up door count by door count in Buildium vs AppFolio pricing, and what AppFolio charges on its own, fee by fee, is on our AppFolio pricing page. If the other finalist is Rentvine, which sells one plan and markets ACH as fee-free, the EFT fees above are the whole argument; we counted them in Rentvine vs Buildium pricing. Past a few hundred single-family doors, Buildium's owner also sells Propertyware, which still prints every rate; Propertyware pricing by door count shows where it undercuts Growth. For the portals rather than the software, see the Zillow Rental Manager cost breakdown and the Apartments.com listing fees page.

What managers ask about Buildium pricing

Answers use Buildium's own published figures.

How much does Buildium cost?

Buildium costs $62 a month for Essential, $192 for Growth and $400 for Premium at the smallest unit counts, billed monthly, or about 10% less prepaid for a year. The price then rises with units: at 100 units it is $196, $252 and $400; at 500 units Growth is $722 and Premium $1,311. Growth and Premium also require a paid onboarding service whose price is not published.

How much is Buildium per month?

Billed monthly, Buildium Essential is $62 for up to 20 units, $97 at 50 and $196 at 100. Growth is $192 up to 50 units, $252 up to 100 and $301 at 200. Premium is $400 up to 150 units and $531 at 200. On annual billing the same plans cost about 10% less, paid up front.

Does Buildium have a free trial?

Yes. Buildium offers a 14-day free trial that runs on sample data and needs no credit card, and you can convert it to Essential, Growth or Premium. There is no free plan after the trial ends; the cheapest option is Essential at $62 a month, or $671 a year prepaid, for up to 20 units.

What are Buildium ePay fees?

Buildium ePay charges $2.35 per incoming EFT payment on Essential, $1.35 on Growth, and on Premium nothing for the first 12 months then $0.60. Credit cards are 2.99% on every plan and outgoing EFT is $0.99. Each business bank account costs $99 to set up on Essential, with 10 free on Growth and 100 free on Premium.

Does Buildium charge tenants to pay rent?

Buildium bills its ePay fees to the property manager, not directly to residents. Managers can recover them by adding a convenience fee: a flat amount for EFT or a percentage for cards, within card network rules and state law. Whether your residents pay anything to pay rent is therefore your decision, not Buildium's.

How much does Buildium charge for tenant screening?

Buildium tenant screening through TransUnion costs $17 per screening when the manager pays, or $35 per screening when the applicant pays. Growth and Premium customers can order enhanced screening at $20. Screening is an add-on on every plan rather than part of the subscription.

Does Buildium charge an onboarding fee?

Yes on Growth and Premium. Buildium requires every new Growth or Premium customer to buy its onboarding service, which imports your data and builds a training plan, and the pricing page does not publish the price. Essential customers are not required to buy it. Ask for the figure on the first sales call.

Is Buildium cheaper than AppFolio?

Usually below about 150 units, yes. AppFolio no longer publishes prices, but its last published Core rate was $1.49 a unit with a $298 monthly minimum and a 50-unit minimum. Buildium Growth is $192 to $252 a month up to 100 units and $291 at 150. From 200 units up the two land within about 10% of each other.

Is Buildium worth it?

For a management company with 50 to 500 doors that needs trust accounting, owner statements, 1099s and a resident portal, Buildium is a reasonable buy, and at 100 units Growth works out to $2.52 a door a month. For a landlord with a handful of units it is overbuilt: Essential is $671 a year prepaid, where landlord apps charge $144 to $199.
