Rentec Direct Pricing and What Each Edition Costs per Unit With Rent Payment Fees

Rentec Starter is $25 a month flat for up to 10 properties. Rentec Pro costs $2 per unit a month and Rentec PM $2.50, each with a $50 monthly minimum and 10% off on yearly billing, so 100 units run $200 or $250 a month. There is no setup fee, and Pro and PM include one free tenant ACH payment per property each month.

Rentec Direct cost in four numbers

Rentec is one of the few management suites that prints its whole formula. These are the numbers that formula produces once you put a real door count into it.

$300 a year

Rentec Starter, the flat $25 edition for 10 properties or fewer. No yearly discount on this one.

25 units

Where Pro outgrows its $50 floor. PM outgrows it at 20. Below that you pay $50 whatever the count.

$2,700 a year

Rentec PM at 100 units billed yearly, trust accounting and owner portal included.

$0

Setup, onboarding and the first tenant ACH payment per property each month on Pro and PM.

Rentec Direct pricing per unit from 10 to 2,500 doors

Pro and PM are a straight multiplication: units times $2 or $2.50, never less than $50, minus 10% if you pay for the year. There are no volume breaks, which is good news under 300 units and worth negotiating above 1,000.

Dollars per month. Yearly figures are the monthly equivalent of an annual charge: 100 units on PM is $2,700 a year, on Pro $2,160. Archived properties are free unless they outnumber your active ones, and then they bill at a tenth of the rate.

Two readings of the table matter. First, the per-door cost below the floor: a landlord with 12 doors on Pro pays $50, which is $4.17 a door, more than twice the headline $2. Rentec's pricing is only "$2 a unit" from 25 units up. Second, there is no discount at size. A 1,000-door firm pays $2,250 a month on yearly PM, exactly ten times the 100-door bill, where Buildium's ladder and DoorLoop's ladder both flatten as you grow. At that size the published price is a starting point for a conversation, not the answer.

Rentec Starter or Rentec Pro once the ACH fee is counted

Starter looks like half the price of Pro. It is half the price only if your tenants do not pay by bank transfer.

Starter charges $2 for every incoming ACH payment and Pro charges nothing for the first one per property each month. So ten tenants paying rent online add $20 a month to Starter, and $25 plus $20 is $45, the same as Pro on yearly billing. At that point Pro is the same money with bank sync, QuickBooks sync, 1099 e-filing, the API and cheaper screening on top.

Starter wins for a landlord whose tenants mostly pay by card (the tenant usually carries that fee) or still mail checks, or for someone with three or four doors. One warning in Rentec's own FAQ settles the order of operations: an account moved up to Pro or PM can never move back to Starter, so start small and upgrade, not the other way round.

Rentec Direct fees for rent payments and tenant screening

Rentec publishes every fee on one page, which almost nobody in this category does. Here they are by edition, with who carries each one.

Incoming rent by ACH

Pro and PM: Free, one per active property a month, then $0.50

Starter: $2.00 each · paid by account holder

The fee that decides Starter against Pro. Ten tenants paying once a month cost $20 a month on Starter.

Outgoing ACH to owners or vendors

Pro and PM: $0.50 each

Starter: $2.00 each · paid by manager

Owner payouts by ACH are a PM feature. Twenty owner draws a month cost $10.

Rent by Visa, Mastercard, Discover

Pro and PM: 2.95%

Starter: 3.50% · paid by tenant or manager, your choice

$53.10 on $1,800 of rent on Pro or PM, $63 on Starter. $1.00 minimum per card payment.

Rent by American Express

Pro and PM: 3.50%

Starter: 3.50% · paid by tenant or manager, your choice

Optional. You decide whether to accept Amex at all.

Cash rent through PayNearMe

Pro and PM: $200 setup, then $4.99 a payment

Starter: Not offered · paid by setup: manager. payment: tenant

Needs at least 10 cash payments a month. Useful for buildings where some residents are unbanked.

Basic screening (criminal, sex offender, SSN)

Pro and PM: $10.00

Starter: $14.95 · paid by applicant or landlord

Wholesale rates for subscribers. No credit report in this package.

Enhanced screening (adds eviction search)

Pro and PM: $13.00

Starter: $20.95 · paid by applicant or landlord

Nationwide eviction search on top of Basic.

Premium screening (adds TransUnion credit and score)

Pro and PM: $18.00

Starter: $29.45 · paid by applicant or landlord

The package Rentec says most subscribers order. Against a $40 application fee, Pro and PM leave room to cover it.

Extra ACH deposit account

Pro and PM: $5 a month each after the first (five free at 200+ properties)

Starter: One included · paid by manager

Matters for managers who keep a separate trust account per owner.

Bank events

Pro and PM: $5 ACH return, $35 chargeback or other return

Starter: Same · paid by account holder

Plus $150 if you close the online payments account inside its first 12 months.

E-signatures and text messages

Pro and PM: Included up to fair usage

Starter: Included · paid by manager

E-signatures cost $2.50 each only after they pass 15% of your property count in a period; texts carry a 2 cent overage at very high volume.

The fair-usage line is the one to read twice. Pro and PM include one free incoming ACH per active property a month, which covers a tenant who pays rent once. Buildings where roommates each pay their share, or where tenants split rent into two payments, go past it, and every extra payment is 50 cents. That is still cheap: a 100-door portfolio with 40 split payments a month adds $20.

Rentec Direct cost at 100 units against Buildium, DoorLoop and AppFolio

Subscription prices compare badly on their own, because each suite moves a different share of the cost onto rent payments.

The chart takes 100 units, monthly billing, and every tenant paying once by bank transfer. Rentec PM and Buildium Growth are almost the same subscription, $250 against $252, but Buildium bills $1.35 for each incoming EFT on Growth, so the manager who absorbs that fee pays about $387. DoorLoop Pro is $249 and puts its 99 cent ACH fee on the tenant instead. AppFolio no longer publishes prices; its last list rate put 100 units at the $298 Core minimum.

Rentvine sits below all of them if you get its "as low as $1.50" rate, and the Rentvine pricing page shows how that number has moved. The detail behind each bar is on the Buildium, DoorLoop and AppFolio pricing pages.

Rentec Direct price history from $35 a month to Starter at $25

Older reviews quote "$35 a month" or "$45 a month". Both were real prices, and neither is the number you will be billed today.

The per-unit rates have held since at least late 2024, so Rentec is one of the steadier price lists in the category. What changed is the entry point: the floor rose to $50, and a cut-down $25 Starter now sits under it for the smallest landlords.

  1. 2021

Two editions only. Rentec Pro "starts at $35 a month" for landlords and Rentec PM at $40 for property managers, per the FAQ on the pricing page.

  2. Late 2024

The calculator script reads $2 a unit for Pro and $2.50 for PM with a $50 monthly floor and a 10% discount on annual billing. These are the rates still in use.

  3. Mid 2025

The FAQ says Rentec "starts at $45 per month", which is the $50 floor on annual billing. There is no Starter edition on the page.

  4. Today

Rentec Starter appears at a flat $25 a month for up to 10 properties, with a paid ACH fee and higher screening rates. Pro and PM keep the late-2024 rates, and the calculator now runs to 2,500 units before sending you to sales.

Rentec Direct and RentPlace side by side

Rentec Direct runs the books, the leases and the rent after a tenant moves in. RentPlace works on the step before that, getting a vacant unit rented with inquiries you can act on. If accounting is what you are short of, Rentec is the purchase, and the table says where it plainly wins.

Plenty of managers will want both, and the two prices answer different questions. Rentec bills for every door you hold all year. A vacancy is a cost on a handful of doors for a few weeks, at about $60 a day on an $1,800 rental, and what fills it faster is fewer dead-end conversations: a renter on RentPlace answers your screening questions before the message can send, and every unit sits on a vacancy board with its days empty beside it. The Landlord plan is $39 a month for up to five listings, and the team plans are on the property managers page. If showings are the bottleneck instead, Rentec integrates with the scheduler covered on our Tenant Turner pricing page.

What landlords and managers ask about Rentec Direct pricing

Answers use Rentec Direct's pricing calculator, its fee transparency page and its own FAQ.

How much does Rentec Direct cost?

Rentec Direct costs $25 a month flat for Rentec Starter, up to 10 properties. Rentec Pro is $2 a unit a month and Rentec PM is $2.50 a unit, each with a $50 monthly minimum and 10% off when billed yearly. At 100 units that is $200 a month for Pro and $250 for PM. There are no setup fees.

Is Rentec Direct free?

No. Rentec Direct has no free plan. Every edition comes with a two-week free trial, and the cheapest paid option is Rentec Starter at $25 a month for up to 10 properties. Rentec Pro and PM start at $50 a month, or $45 a month on annual billing.

What is the difference between Rentec Pro and Rentec PM?

Rentec PM is Rentec Pro plus the tools for managing property you do not own: trust account management and reporting, an owner portal, ACH payouts to owners, marketing and maintenance manager roles, and automated CAM charges. Pro costs $2 a unit a month and PM $2.50, both with a $50 minimum.

Does Rentec Direct charge for ACH payments?

On Rentec Pro and PM, incoming tenant ACH payments are free up to one per active property a month, then 50 cents each. On Rentec Starter every incoming ACH payment costs $2. Outgoing ACH to owners or vendors is 50 cents on Pro and PM and $2 on Starter. Card payments run 2.95% or 3.5%.

How much is tenant screening on Rentec Direct?

Rentec Pro and PM subscribers pay $10 for Basic screening, $13 for Enhanced with an eviction search, and $18 for Premium with a TransUnion credit report and score. Starter pays $14.95, $20.95 and $29.45 for the same packages. The cost can be charged to the applicant.

Is Rentec Direct cheaper than Buildium?

Usually, once payment fees are counted. At 100 units Rentec PM is $250 a month with tenant ACH free, while Buildium Growth is $252 a month and bills $1.35 per incoming EFT, about $135 more a month if every tenant pays by bank. Buildium Essential is cheaper on subscription, $196 at 100 units, but its $2.35 EFT fee brings that to about $431.

Does Rentec Direct have a contract?

No. Rentec Direct bills month to month or yearly with no term commitment, and you can upgrade editions at any time. Two catches: an account moved up to Pro or PM cannot be moved back to Starter, and closing the online payments account within its first 12 months costs $150.

Does Rentec Direct work with QuickBooks?

Yes, on Rentec Pro and Rentec PM. QuickBooks sync, bank transaction sync, 1099 e-filing, the open API and Zapier are Pro and PM features in the edition comparison, so Rentec Starter does not get them. Starter keeps the built-in ledger and Schedule E reports.

Is Rentec Direct legit?

Yes. Rentec Direct is an established US property management software company headquartered in Grants Pass, Oregon, with a published price list, US-based phone support and a NARPM affiliation shown on its site. It publishes every fee on a pricing transparency page, which is unusual in this category.
