RentPlace is not affiliated with DoorLoop. Prices are per month in US dollars, read from DoorLoop's pricing page and the calculator behind it. "Yearly" is the per-month figure on annual billing, so multiply by twelve for the invoice. Above 300 units DoorLoop quotes by phone. Prices change, so confirm the figure on the vendor's page.

DoorLoop cost per unit and how the price moves as you add doors

DoorLoop does not publish a per-unit rate. It publishes a starting price and lets a calculator do the rest, which is why every aggregator quotes a different number.

The first 20 units cost the same as one. From unit 21 the price climbs in fixed steps every 20 units: Pro rises by up to $30 a month per step (the 81 to 100 step adds nothing) and Premium by $30 to $60, with the steps getting larger past 200 units. Starter has no steps at all because it stops at 10 units; type 11 into the calculator and the Starter card is greyed out and you are choosing between Pro and Premium.

Worked out per door on annual billing, Pro costs $7.45 a unit at 20 units, $4.10 at 40, $2.09 at 100 and $1.31 at 300. Premium runs $10.45, $5.98, $3.19 and $2.53 at the same counts. That curve is the whole DoorLoop argument: it is priced for portfolios, and the per-door cost only becomes competitive with the flat-fee landlord apps somewhere past 40 doors. Below that a small landlord is paying for a management company's feature set.

Annual billing takes 30% off Starter and about 12% to 21% off Pro and Premium depending on the rung, not the flat "save up to 25%" the toggle implies. The welcome offer on the pricing page (a percentage off the first few months, sometimes with onboarding waived) has a stated end date and gets replaced, so read it as a promotion, not a price.

Every DoorLoop fee, and who is actually billed

The subscription is the only line the pricing page prices. The rest is in one help center article, most of it changes with your plan, and a good share of it is paid by the people living in your units.

Subscription

$69 to $759 a month billed to landlord

Three plans, priced by how many units you enter on the pricing page. Starter is $69 a month on annual billing or $99 billed monthly and is only sold up to 10 units. Pro and Premium start at $149 and $209 on annual billing ($189 and $239 monthly) and step up every 20 units, reaching $394 and $759 at 300 units. The full ladder is in the table above.

Free plan

None billed to nobody

There is no free tier and no self-serve trial. DoorLoop sells through a demo, and runs time-limited welcome offers on the pricing page (a percentage off the first few months, sometimes with the onboarding fee waived). The offer changes; the ladder does not.

Onboarding fee

Not published billed to landlord

The pricing page says only "Onboarding fee based on portfolio size". It is a one-time charge, quoted on the demo call. Budget for it, because it is the one line on the invoice you cannot read off the website.

AI features add-on

25% or 15% of the plan price billed to landlord

AI inspections, the AI assistant and AI-written listing descriptions are an add-on, not included: 25% on top of the plan price each month on Pro, 15% on Premium, not available on Starter. On Pro at 40 units that is another $41 a month on the annual rate.

Rent paid by bank transfer (ACH)

$2.49 / $0.99 / free billed to tenant

A platform fee charged to the tenant on every ACH payment: $2.49 on Starter, $0.99 on Pro, waived on Premium. DoorLoop states these charges do not appear on landlord or management reports, so you will not see them unless a tenant mentions them.

Rent paid by credit or debit card, Apple Pay, Google Pay

3.25% per payment billed to tenant

The same 3.25% on every plan, including Premium. International cards are 4%. On $1,800 of rent that is $58.50 a month charged to the renter. Premium lets you add your own custom convenience fee on top.

Rent paid in cash at Western Union

$3.95 per payment billed to tenant

CashPayments through Western Union Quick Collect, same fee on every plan and charged only to the tenant.

Tenant screening (TransUnion)

$45 / $35 / $25 per screening billed to landlord, or the applicant

Credit, criminal and eviction reports from TransUnion, billed per screening at a rate that drops by plan. The pricing page notes that Pro plans can mark the cost up to applicants, so on Pro and Premium the application fee you charge can cover it or exceed it.

Returned payment

$40 plus platform fees billed to tenant

A Stripe return fee on any online payment that bounces, on every plan.

Outgoing payments to owners and vendors

$1.79 per check, $1.00 per eCheck billed to landlord

Paying owners, vendors or tenant refunds out of DoorLoop goes through Checkbook.io. A mailed paper check is $1.79, an eCheck $1.00. Outgoing payments are a Pro feature.

Merchant account verification

$49 / $25 / free billed to landlord

A one-time business account verification fee per bank account you connect to receive rent: $49 on Starter, $25 on Pro, free on Premium.

eSignatures

$3 / $1 / free per document billed to landlord

Billed per signature request. Starter is $3 a document (sold as $30 for 10), Pro $1 (sold as $10 for 10), Premium unlimited at no charge.

SMS and voice announcements

$0.02 a credit, 10 free per unit per month billed to landlord

Email and portal announcements are free. Text and voice use credits at 2 cents each, with 10 free credits per active unit per month and $10 for 500 more. A separate Communications Center SMS number comes with a first bundle of credits and $10 per bundle after.

Custom website

$99 / $49 / free per month billed to landlord

A branded property management website is $99 a month on Starter, $49 on Pro and included on Premium.

DoorLoop fees for tenants and the platform fee priced on real rent

DoorLoop says plainly that the tenant-side fees do not show on your reports. That makes them easy to forget and easy for a tenant to resent, so here they are on $1,800 of rent.

$29.88

a year per unit in ACH fees on Starter

$2.49 a payment, twelve payments. On Pro it is $11.88 and on Premium nothing, which is the cleanest reason DoorLoop gives you to upgrade: at 40 units Premium costs $75 a month more than Pro on annual billing and removes $39.60 a month of ACH fees from your tenants, so the waiver alone does not pay for the upgrade; free e-signatures, the website and the merchant fees have to.

$58.50

a month when the tenant pays $1,800 by card

3.25% of $1,800, on every plan including Premium. Over a year that is $702 on one unit, charged to the renter. Most managers set ACH as the default and leave cards on for the tenant who wants the points.

$25 to $45

per screening, depending on your plan

TransUnion credit, criminal and eviction reports cost DoorLoop customers $45 on Starter, $35 on Pro and $25 on Premium. Pro and Premium can mark it up as an application fee, so at $45 to the applicant a Premium manager clears $20 a screening.

Put the two sides together for a 40-door manager on Pro, annual billing: $1,968 a year to DoorLoop, an onboarding fee you will learn on the call, $475 in ACH fees paid by tenants, $35 per applicant screened, $1 per lease signed, and $492 more if you switch on the AI add-on. That is the real DoorLoop cost, and for a management company it buys a genuine back office: trust accounting, owner statements, work orders, a tenant portal. None of it buys a better listing or a better first inquiry, which is the part of the job this page is on.

DoorLoop and RentPlace, side by side

Including the rows where DoorLoop is clearly the better buy, because for a management company it usually is, and we would rather you read that here than work it out after paying us.

Which one you should actually pay for

These are different products that overlap on the listing, so the honest answer depends on which part of the job is hurting and how many doors you run.

If you manage other people's property, buy DoorLoop or one of its direct rivals. Owner statements, trust accounting, automatic management fees, 1099s, CAM reconciliation and a tenant portal are the job, and at 40 doors Pro is $4.10 a door a month. We are not going to construct an argument against that, because there is not a good one. The only advice is to read the fee article before the demo, ask what the onboarding fee is on the first call, and decide about the AI add-on with a calculator open.

If you own a few units yourself, DoorLoop is the wrong size. Starter is $828 a year plus onboarding for 10 doors, with $2.49 taken from your tenants on every rent payment, no QuickBooks sync and no listings. The flat-fee landlord apps do that job for a fraction: the whole schedule is on our TurboTenant pricing and RentRedi pricing pages.

RentPlace is for the part of the job that happens before anyone is a tenant, on any of those platforms. A renter cannot send you "is this still available?" because the listing asks your screening questions before the message will send, so move-in date, income band, occupants, pets and lease length are in the first message rather than the fourth email. Every listing is scored out of 100 before it goes live. Every unit sits on a vacancy board with its days empty next to it. The Landlord plan is $39 a month for up to five listings, paid by card and live the same day, and the full four-plan table is on the pricing page.

Every fee on this page is smaller than one vacant week per door

An $1,800 unit loses about $60 for every day it sits empty. One extra vacant week is $420 of rent you will never bill, which is more than two months of DoorLoop Pro at 40 units. Across a 40-door portfolio with normal turnover, a week shaved off each vacancy is worth more than the entire software budget, the onboarding fee and the AI add-on put together.

So the software price is worth ten minutes of research and no more. What deserves the rest of the afternoon is the listing copy, the response time, and whether the questions that decide the tenancy get asked in message one or message five. If you want the number on your own rent instead of our example, the vacancy calculator on the pricing page will run it.

For the landlord-sized platforms DoorLoop competes with at the low end, the same treatment is on our TurboTenant pricing and RentRedi pricing pages, with the two free platforms compared door by door in Baselane vs TurboTenant pricing. If Buildium is the other name on your shortlist, its full ladder and ePay fees are on our Buildium pricing page, and what managers say after onboarding is in our DoorLoop review for property managers. For the portals rather than the software, see the Zillow Rental Manager cost breakdown and the Apartments.com listing fees page.

What landlords and managers ask about DoorLoop pricing

Answers use DoorLoop's own published figures.

How much does DoorLoop cost?

DoorLoop costs $69 to $209 a month on annual billing for up to 20 units (Starter, Pro, Premium), or $99 to $239 billed monthly. Pro and Premium then step up every 20 units, to $394 and $759 a month at 300 units. Starter is only sold up to 10 units. Add an unpublished onboarding fee, and 15% to 25% more if you want the AI features.

How much does DoorLoop cost per month?

Billed monthly, DoorLoop is $99 for Starter, $189 for Pro and $239 for Premium at up to 20 units. On annual billing the per-month figures fall to $69, $149 and $209, which is the price the pricing page shows by default. Every 20 units adds up to $30 a month to Pro and $30 to $60 a month to Premium.

Is DoorLoop free?

No. DoorLoop has no free plan and no self-serve free trial. The cheapest plan is Starter at $69 a month billed annually ($828 a year) for up to 10 units, plus a one-time onboarding fee that DoorLoop does not publish. It runs periodic welcome offers on the pricing page, usually a discount on the first few months.

Does DoorLoop charge a fee?

Yes, beyond the subscription. DoorLoop charges a one-time onboarding fee based on portfolio size, a per-screening TransUnion fee of $25 to $45, $1 to $3 per e-signature on Starter and Pro, $25 to $49 to verify each merchant account, and 15% to 25% of the plan price for the AI add-on. Tenants pay separate platform fees when they pay rent online.

What are DoorLoop fees for tenants?

Tenants pay a platform fee on every online rent payment: $2.49 per ACH transfer on Starter, $0.99 on Pro and nothing on Premium; 3.25% on any card, Apple Pay or Google Pay payment on every plan; and $3.95 to pay in cash at Western Union. A returned payment costs the tenant $40 plus the platform fee. Applicants may also be charged the screening cost as an application fee.

What is the DoorLoop platform fee?

The platform fee is what DoorLoop calls the charge a tenant sees on an online rent payment. For ACH it is $2.49, $0.99 or $0 depending on whether the landlord is on Starter, Pro or Premium. For credit cards, debit cards, Apple Pay and Google Pay it is 3.25% of the payment on every plan, or 4% for an international card. It is charged to the tenant and does not show on the landlord reports.

Does DoorLoop accept credit cards?

Yes. Tenants can pay rent by credit card, debit card, Apple Pay or Google Pay through the tenant portal, at a 3.25% platform fee charged to the tenant on every plan. ACH is cheaper for them at $2.49, $0.99 or free by plan, and cash at Western Union is $3.95. Premium landlords can add their own convenience fee on top of the card rate.

Does DoorLoop integrate with QuickBooks?

Yes, on Pro and Premium. QuickBooks Online sync sends DoorLoop income and expense transactions to QuickBooks and is listed under Pro on the pricing page, so Starter customers do not get it. Premium adds Zapier and open API access for anything else you want to connect.

Is DoorLoop worth it?

For a manager running 20 or more doors who needs owner statements, CAM reconciliation, a tenant portal and full accounting, DoorLoop replaces several tools at $149 to $759 a month and is a reasonable buy against Buildium or AppFolio. For a landlord with a handful of units it is expensive: Starter is $828 a year plus onboarding for up to 10 doors, where TurboTenant charges $149 a year and RentRedi $144.
