How is this different from listing on Zillow?

Posting on Zillow Rental Manager is free, and has been since May 2022, so the honest answer is that the difference is not the listing fee. Zillow's paid layer is a premium upgrade at $39.99 per listing for up to 90 days, priced per unit, and Zillow states it does not offer bulk pricing for multiple premium listings. That fee buys placement in search results, not a better applicant. RentPlace charges one flat monthly fee, $39 for up to five active listings, and spends it on the inbox instead: a renter cannot send "is this still available?" because they answer the inquiry fields and your screening questions before the message sends. Zillow pricing checked September 2026.

Is there a free plan?

No. Every RentPlace plan is paid. Plans start with Landlord at $39 a month, billed monthly, for up to five active listings. The Listing Grader is free without an account, rate limited to a handful of runs an hour per visitor, and that is deliberately the free taste of the product. We would rather tell you there is no free tier now than have you find out after signing up.

What does an inquiry actually look like?

Every inquiry arrives with the same fields filled in: desired move-in date, income band, number of occupants, pets, preferred lease length, and the renter message. You can add up to three screening questions of your own, and every renter answers them before the inquiry sends. Because every applicant answers the same questions, you can export the inquiries to CSV and compare them side by side instead of reading a pile of unstructured messages.

Do I have to sign a contract?

No. The Landlord plan is month to month, or yearly at $19 a month ($228, half the monthly price) if you prefer, and you cancel from your private panel: listings stay up until the paid period ends and you are not charged again.

Do you run the background check?

No. RentPlace collects each applicant's structured answers consistently for every applicant on a listing. It does not perform a consumer report, a credit check or a criminal background check, and nothing on RentPlace is legal advice. Tenant screening is regulated by the Fair Credit Reporting Act and by state and local fair-housing rules, and your screening criteria must be applied identically to every applicant. If you need a consumer report, use a licensed consumer reporting agency.

What happens after I sign up?

On the List your rental page you enter your details and your first unit, then pay $39 by card on secure checkout. Card details go to our payment processor and never touch RentPlace. The listing goes live on its own public page and your private panel link arrives by email: add up to five active listings, set screening questions, pause units and export inquiries. For more than five units, the Portfolio, Manager and Enterprise plans start from the Get started button on the pricing page.

Does it cost renters anything?

No. Searching listings and sending an inquiry is free for renters and always will be. The landlord or manager pays the flat monthly fee. That is the whole business model, and it is why we do not sell renter data or charge application fees.

Can renters pay rent or a deposit through RentPlace?

No. RentPlace is the listing and inquiry layer, and it never touches money between you and your renters. Rent, deposits and lease signing stay with whatever you use today, whether that is your own bank, a rent collection app or your property management software. RentPlace never asks you or a renter for a bank login or bank account details, does not verify income or assets through a bank, and does not report rent payments to credit bureaus. The income band on an inquiry is what the renter states, not a verified figure. The only payment on RentPlace is your own subscription, by card on secure checkout.

Can I list a room in a shared home?

Yes. Rooms in shared homes are a supported property type alongside apartments, houses, condos and townhouses. Every inquiry already asks for occupants and lease length, and your own screening questions can ask whatever else matters for a shared home.
