Rentec Direct and DoorLoop both run a small management company end to end: leasing, tenant portal, rent collection, owner statements and accounting. The price shapes are opposites. Rentec Direct charges a flat rate per unit with a $50 monthly floor, so the bill is easy to predict. DoorLoop sells three plans on a ladder that steps up every 20 units, adds a percentage for its AI features, and quotes the onboarding fee on a sales call.
Both manage tenancies. Neither fills an empty unit faster. If a vacancy is the problem this month, list it on RentPlace for $39 a month so inquiries arrive with move-in date and income already answered, or score your ad first in the Listing Grader.
The short answer
Rentec Direct is cheaper from 10 units up to roughly 120 to 140 units. At 50 units Rentec Pro is $100 a month ($90 billed yearly) against $219 ($179 yearly) for DoorLoop Pro. Past about 140 units DoorLoop Pro undercuts Rentec Pro on the subscription, and at 300 units it is $459 against $600. DoorLoop's extras then close some of that gap.
Every fee is itemized on our Rentec Direct pricing and DoorLoop pricing pages. This article lines up the two.
Rentec Direct vs DoorLoop pricing from 10 to 300 units
Monthly subscription, billed monthly, with the annual-billing figure in brackets. Rentec Pro is $2 a unit and Rentec PM $2.50, both with a $50 floor. DoorLoop Pro is shown at its band price for that unit count.
| Units | Rentec Pro | Rentec PM | DoorLoop Pro | DoorLoop Premium |
|---|---|---|---|---|
| 10 | $50 ($45) | $50 ($45) | $189 ($149) | $239 ($209) |
| 25 | $50 ($45) | $62.50 ($56.25) | $199 ($164) | $279 ($239) |
| 50 | $100 ($90) | $125 ($112.50) | $219 ($179) | $319 ($269) |
| 100 | $200 ($180) | $250 ($225) | $249 ($209) | $379 ($319) |
| 200 | $400 ($360) | $500 ($450) | $309 ($269) | $629 ($509) |
| 300 | $600 ($540) | $750 ($675) | $459 ($394) | $929 ($759) |
Rentec also sells Starter at a flat $25 a month for up to 10 properties, which has no DoorLoop equivalent below $69. The catch is that Starter pays $2 per incoming ACH payment and cannot be moved back to once you upgrade. For a 10-door landlord paying once a month that is $20 a month in ACH fees, which is why Pro at $50 usually wins.
Payment and screening fees
The subscription is only part of the bill. The two companies charge the payment fees to different people on different plans, and that matters when tenants compare notes.
| Fee | Rentec Direct | DoorLoop |
|---|---|---|
| Rent by bank transfer | Free on Pro and PM for one payment per active property a month, then $0.50. $2.00 each on Starter. | Charged to the tenant: $2.49 on Starter, $0.99 on Pro, free on Premium |
| Rent by card | 2.95% on Pro and PM, 3.50% on Starter, payer's choice | 3.25% to the tenant on every plan, 4% for international cards |
| Screening | $10 Basic, $13 with evictions, $18 with TransUnion credit on Pro and PM | $45 Starter, $35 Pro, $25 Premium per TransUnion screening |
| AI features | None sold | 25% on top of Pro, 15% on Premium |
| Setup or onboarding | No setup fee | One-time fee, not published, quoted on the demo call |
On $1,800 of rent, a Rentec card payment costs $53.10 and a DoorLoop card payment $58.50. For bank transfers, DoorLoop Pro puts $0.99 on every tenant payment, which is $11.88 a year per tenant that you will not see on your own reports. Our DoorLoop review covers how managers describe that.
If your office also tracks inspections, licenses and insurance renewals across a portfolio, a tool that keeps every compliance obligation and deadline in one place covers the part of the job that neither accounting suite owns.
Where Rentec Direct is the better buy
- Under about 120 units. The $50 floor holds up to 25 units on Pro, and the per-unit math stays under DoorLoop Pro until the 120 to 140 band.
- No surprise invoice lines. Rentec publishes a transparency page with every fee. DoorLoop's onboarding fee is a number you only get on a call.
- Tenants paying by bank. One free ACH per property a month on Pro and PM, where DoorLoop Pro charges the tenant $0.99.
- You want to leave in a year. Rentec has no contract and no setup fee, with a two-week trial on every edition.
Where DoorLoop is the better buy
- Above roughly 140 units. The 20-unit steps flatten, and DoorLoop Pro is $309 at 200 units against $400 for Rentec Pro.
- You want AI help. Inspections, an assistant and listing-description writing exist on DoorLoop. Rentec sells none of that.
- Free tenant ACH. Premium waives the ACH platform fee entirely, which some managers use as a selling point to residents.
- Premium for a larger team. Zapier and open API access come with Premium, alongside the free tenant ACH.

What neither one does for a vacancy
Both products syndicate a listing and hand you the leads. A lead is a name and a message. Sorting thirty of them into the three who will actually sign still takes a call each, and a vacant $1,800 unit costs about $60 a day meanwhile. RentPlace closes that gap: renters answer move-in date, income band, occupants, pets and lease length before their message can send, so you only book showings with people who fit.
Use it alongside either suite. The Landlord plan is $39 a month for up to five listings. Still pricing the stack? Our DoorLoop vs Buildium pricing comparison and Rent Manager vs AppFolio pricing comparison cover the larger-portfolio options.
