Tenant Turner Pricing and What Pro and Ultra Cost per Unit and per Listing With Lockbox Fees

Tenant Turner Pro costs $1.17 per unit a month billed yearly or $1.30 month to month, starting at 50 units, so the smallest bill is $58.50 to $65. Tenant Turner cost in four numbers

The pricing page shows one rate per plan and a slider. These are the numbers you get once the slider is moved and the rate is multiplied by a real door count.

$702 a year

The floor on annual Pro. Fifty units at $1.17, paid up front. Month to month the same 50 units are $65.

500 units

The only volume break on the calculator. Pro falls to $0.95 a unit yearly, Ultra to $2.16.

$85 a month

The smallest listing-based plan, two slots at $42.50. Fill one, lease it, refill it at no extra cost.

Tenant Turner pricing per unit on the Pro and Ultra plans

The unit-based plan bills every door under management, occupied or vacant, as one fixed monthly fee. The rate holds from 50 to 250 units, drops at 500 and goes to sales at 1,000.

Dollars per month. Yearly plans are charged up front: 50 units on Pro is $702, 250 units $3,510 and 500 units $5,700. The calculator shows rates only at 50, 250 and 500 units; the 100-unit row applies the 50-to-250 rate, so confirm it with sales.

Two things are worth knowing before the demo. The yearly discount is a straight 10% at every size, so a manager who expects to stay a full year saves $78 at 50 units and $390 at 250. And the 50-unit floor changes the arithmetic for a small shop. Twenty doors on month-to-month Pro still cost $65, which is $3.25 a door, more than twice what a Buildium plan costs per unit for the whole back office. Tenant Turner is priced for managers who already have the back office and are losing hours to the phone.

Tenant Turner pricing per listing slot

The listing-based plan sells a fixed number of listing slots for a flat monthly price. Fill a slot, lease the home, put the next vacancy in it. Turnover does not change the bill.

That makes it the plan for a leasing-only firm with no units under management, and for a large, stable portfolio that rarely has more than a handful of homes on the market. Slots run 2, 10 and 30 on the calculator; 50 or more go to sales.

Slots Pro, a month Per slot Ultra, a month Per slot ShowMojo Pro
2 $85 $42.50 $197 $98.50 $100
10 $257 $25.70 $535 $53.50 $286
30 $594 $19.80 $1,371 $45.70 $655
50 and up Quote Not published Quote Not published Quote below 100

Per-slot prices from the Tenant Turner calculator, multiplied by the slot count. ShowMojo column from its sign-up form, for the same number of listings.

Start with the floor when you choose between the two bases. Two listing slots cost $85 a month; 50 units on the monthly unit plan cost $65. So for anyone managing up to about 65 units, the per-unit plan is cheaper even in a month with only two homes listed, and it does not jump when a busy season puts eight on the market.

The slot plan starts to win at about 200 units. At $1.30 a unit, 198 units cost $257 a month, the price of ten slots. Above that size, a manager who never has more than ten homes listed at once pays less per slot than per unit: at 500 units the monthly unit bill is $525 against $257. The moment vacancies pass ten, the next tier is $594 and most of the saving is gone. Put simply, the slot plan is a bet that vacancy stays under 2% to 5% of the portfolio. Long-tenancy single-family managers can make it. Student housing and anything with a seasonal turn cannot.

Tenant Turner lockbox cost and the fees outside the plan

Self-guided showings are why most managers shortlist Tenant Turner, and the hardware that runs them is billed separately from the per-unit rate.

MojoBox digital lockbox

From $64 each billed to manager

One-time purchase. The same box its sister company ShowMojo sells. Ten boxes for ten vacant homes is $640 before the device fee.

MojoLock smart lock

From $85 each billed to manager

One-time purchase, for doors where you want a code lock that stays after move-in.

Monthly fee per Tenant Turner device

$3.50 a device billed to manager

Ten devices add $35 a month, or $420 a year, on top of the plan.

Monthly fee per third-party device

$5.00 a device billed to manager

SentriLock, Seros, CodeBox and similar locks you already own. $1.50 more per device each month than the house hardware.

AI Virtual Agent

Not published billed to manager

An add-on that answers web chat and text, pre-screens and books tours. Ask for the rate in writing.

Carrier registration for texting

$19 one-time in 2024 billed to manager

Listed on the 2024 price page, down from $69. The current page does not mention it, so ask whether it still applies.

Booking a showing

$0 billed to prospect

Tenant Turner publishes no fee to renters. Self-showings ask the prospect to verify their ID first.

A manager who keeps ten lockboxes in rotation pays $640 for the hardware and $420 a year to keep them connected. At 50 units the device fees alone add 60% to a yearly Pro plan, and with the hardware the first year costs more than twice the plan. Bringing existing SentriLock or CodeBox units avoids the purchase but costs $600 a year in device fees for ten. Ask for three things in writing with the quote: the AI Virtual Agent rate, whether the carrier registration fee still applies, and the renewal terms on a plan paid a year up front.

Tenant Turner pricing history from $1 a unit to $1.30

Software directories still quote "$1 per month per unit, $50 minimum". That was the 2021 and 2022 price list.

The headline rate has risen 30% on the monthly term since 2021, and the call center has been folded into a plan instead of billed by the minute. For a small manager that second change is a saving: Ultra costs $70 a month more than Pro at 50 units on the monthly term, where the old call center add-on started at $100 for 50 minutes.

  1. 2021

One plan. $1 a unit a month with a $50 minimum, unlimited leads and users. A leasing line call center was an add-on at $100 a month for the first 50 minutes and 60 cents a minute after that. SentriLock boxes were $125, CodeBox Junior $65.

  2. 2022

Same $1 rate and $50 minimum. Call center minutes rise to 75 cents. This is the price list most software directories still print.

  3. 2024

$1.20 a unit with a $60 minimum, a one-time $19 carrier registration fee, and call center minutes at 95 cents. CodeBox and SentriLock now carry a $5 monthly fee each. Later in the year Tenant Turner and ShowMojo come under one owner, PropertyTek.

  4. Today

Two plans, Pro and Ultra, sold per unit or per listing slot, with a 10% discount for paying the year up front. The call center is no longer a metered add-on; it is what Ultra adds. Hardware is ShowMojo's MojoBox and MojoLock.

Tenant Turner vs ShowMojo pricing under one owner

PropertyTek has owned both showing platforms since 2024. They now publish the same two plans, the same plan names, the same lockbox hardware and the same $3.50 and $5.00 device fees. The difference is the rate: Tenant Turner's monthly price equals ShowMojo's yearly price at every size up to 250 units ($1.30 a unit), and its yearly price is 10% lower again ($1.17 against $1.30).

At 250 units on yearly Pro that is $292.50 a month against $325, or $390 a year saved for the same feature list. On the slot plan, two listings cost $85 against $100, ten cost $257 against $286. ShowMojo prints two larger tiers (100 and 200 listings) that Tenant Turner sends to sales. The full ShowMojo ladder, including its sign-up form tiers and its own price history, is on our ShowMojo pricing page.

What differs is the integration list and the product feel, not the price model. Tenant Turner names AppFolio, Buildium, Rent Manager, Rentvine, Propertyware, TenantCloud and Rentec Direct; ShowMojo syncs two ways with AppFolio, Buildium, Rent Manager and Entrata. If your software is on only one list, that decides it before the 10% does. Both sit on top of a management suite, so the true monthly figure is the showing tool plus the suite: see what AppFolio, Rentvine and Rent Manager charge per unit.

The dividing line is showing volume. A firm turning 30 homes a month across a metro needs the calendar, the lockboxes and probably the call center, and none of that is here. A landlord or small manager with a few vacancies a year mostly needs fewer wasted conversations: a renter on RentPlace cannot send "is this still available?" because the listing asks your screening questions first, and every unit sits on a vacancy board with its days empty beside it. The Landlord plan is $39 a month for up to five listings, and the team plans are on the property managers page.

One vacant day costs about what Tenant Turner Pro does for a month

A home renting at $1,800 a month loses about $60 a day empty, close to the $58.50 a small manager pays for a month of yearly Pro. That is why leasing tools sell: anything that takes one day off a vacancy has paid for itself. The useful question is which step is costing you the days.

If it is the showing, buy the showing tool. If it is the ad, the Listing Grader at the top of this page scores it out of 100 and names what is missing. The vacancy calculator on the pricing page runs the daily loss on your own rent, and the Zillow Rental Manager cost breakdown covers what the portals charge on top.

What property managers ask about Tenant Turner pricing

Answers use Tenant Turner's pricing calculator, its device and feature lists, and its archived price pages.

How much does Tenant Turner cost?

Tenant Turner Pro costs $1.17 per unit a month on an annual plan or $1.30 month to month, starting at 50 units, so the smallest bill is $58.50 to $65 a month. Ultra, which adds a live answering service, is $2.43 or $2.70 per unit. Rates drop at 500 units, and 1,000 or more units go to a sales quote.

What is the difference between Tenant Turner Pro and Ultra?

Pro is the software: automated tour scheduling, self-showing access control, listing syndication, prospect prescreening, follow-up and owner reports. Ultra is Pro plus people: leasing call center agents who answer the phone live, custom call routing, help for prospects at self-showings and tracking numbers on listings. Ultra costs a little more than twice as much per unit.

Is there a minimum for Tenant Turner?

Yes. The unit-based calculator starts at 50 units, and every published minimum Tenant Turner has used ($50 at $1 a unit, $60 at $1.20) has been exactly 50 units. Today that floor is $58.50 a month on annual Pro or $65 month to month. The listing-based plan has no unit minimum and starts at two listing slots for $85 a month.

How much does a Tenant Turner lockbox cost?

A MojoBox digital lockbox starts at $64 and a MojoLock smart lock at $85, each a one-time purchase. Each Tenant Turner device then costs $3.50 a month, and a third-party device such as a SentriLock or CodeBox costs $5.00 a month. Ten lockboxes come to $640 up front plus $420 a year.

Is Tenant Turner cheaper than ShowMojo?

Yes, by about 10% on every published rate. Tenant Turner Pro is $1.17 a unit on an annual plan against ShowMojo's $1.30, and $1.30 month to month against $1.43. Ten listing slots cost $257 a month against $286. The two companies share an owner, PropertyTek, and use the same lockbox hardware and device fees.

Who owns Tenant Turner?

Tenant Turner is owned by PropertyTek, a holding company formed in 2024 that also owns ShowMojo. Tenant Turner is based in Richmond, Virginia, and still sells under its own name and price list. It integrates with AppFolio, Buildium, Rent Manager, Rentvine, Propertyware, TenantCloud and Rentec Direct.

Is Tenant Turner legit?

Yes. Tenant Turner is an established leasing automation company used by property managers in the US and Canada to schedule showings. A showing confirmation or ID request that arrives through it comes from the manager who owns the listing. As with any rental, never send money before you have toured the home and verified who manages it.

Does Tenant Turner charge renters?

Tenant Turner publishes no fee for prospects. Booking a showing is free, and self-guided tours ask the renter to verify their identity before an access code is released. Application fees and screening are set by the property manager in their own software, not by Tenant Turner.

Does Tenant Turner have a free trial?

The pricing page does not advertise one. Its Sign Up buttons go straight to an onboarding form for the plan and billing term you picked, and the alternative offered is a demo. The month-to-month term costs about 11% more than the annual rate, which is the price of being able to leave.
