ShowMojo Pricing and What Pro and Ultra Cost per Unit and per Listing

ShowMojo Pro costs $1.30 per unit a month on an annual plan or $1.43 month to month, with a 50-unit minimum, so $65 to $71.50 is the smallest bill. Ultra adds a live answering service at $2.70 or $2.97 per unit. The listing-based plan starts at $100 a month for two active listings. Lockboxes start at $64 plus $3.50 a device each month.

ShowMojo cost in four numbers

The pricing page shows a rate and a slider. These are the figures the slider and the sign-up form produce once you multiply them out.

$65 a month

The floor on Pro. Fifty units at $1.30, paid up front for the year as $780. Month to month it is $71.50.

50 units

The minimum on every unit-based plan. A manager with 20 doors is billed for 50.

$100 a month

The smallest listing-based plan, two active listings at $50 each. No unit minimum.

About 2x

What Ultra costs against Pro at every size, for the live answering service.

ShowMojo pricing per unit on the Pro and Ultra plans

The unit-based plan bills every door you manage, vacant or not, as a fixed monthly fee. The rate drops once at 500 units and goes to a sales quote at 1,000.

50 (the minimum) units

Pro: $65 annual, $71.50 monthly

Ultra: $135 annual, $148.50 monthly

250 units

Pro: $325 annual, $357.50 monthly

Ultra: $675 annual, $742.50 monthly

500 units

Pro: $525 annual, $580 monthly

Ultra: $1,200 annual, $1,280 monthly

1,000 and up units

Pro: Quote annual, Quote monthly

Ultra: Quote annual, Quote monthly

Dollars per month. Annual plans are paid up front, so 50 units on Pro is charged as $780, 250 units as $3,900 and 500 units as $6,300. The calculator only shows rates at 50, 250 and 500 units; ask sales which rate applies in between.

Two details are easy to miss. The sign-up form promises that paying annually will "save up to 10%", and on Pro it does: $1.30 against $1.43 is 9% off. On Ultra at 500 units the gap is $2.40 against $2.56, only 6%. And the 50-unit minimum means the per-door cost for a small manager is far above the headline rate. Twenty doors on annual Pro are $65 a month, which is $3.25 a door, more than double what a Buildium plan costs per unit for the entire back office.

ShowMojo pricing per listing, from 2 to 200 active listings

The listing-based plan is pay-as-you-list. The bill follows what is on the market, not the size of the portfolio.

The pricing page slider stops at 30 listings and sends 50 or more to sales. The sign-up form goes further and prints five tiers for each plan, which is where the 100 and 200 listing prices in this table come from. On the form the Ultra equivalent is called the Live Answer Bundle.

This is the plan for a leasing-only shop with no units under management, and for a large, stable portfolio that rarely has more than a handful of homes vacant at once.

Active listings Pro, a month Per listing Live Answer, a month Per listing
2 $100 $50.00 $220 $110.00
10 $286 $28.60 $594 $59.40
30 $655 $21.83 $1,518 $50.60
100 $1,731 $17.31 $4,286 $42.86
200 $2,943 $14.72 $7,920 $39.60

Monthly prices as listed in the plan selector on ShowMojo's sign-up form. Per-listing figures are the monthly price divided by the listing count.

Unit-based or listing-based, which ShowMojo plan costs less

Start with the floor. Unit-based Pro at its 50-unit minimum is $71.50 month to month. The smallest listing-based plan is $100. So for anyone managing up to about 70 units, the unit-based plan is cheaper even in a month with only two homes on the market, and it does not jump when a busy season puts eight on the market at once.

The listing plan starts to win at around 200 units. At $1.43 a unit, 200 units cost $286 a month, exactly the price of the ten-listing tier. Above that size, a manager who never has more than ten homes listed pays less per listing than per unit: at 500 units the per-unit bill is $580 month to month against $286. The moment vacancies pass ten, the next listing tier is $655 and the advantage is gone.

In plain terms, the listing-based plan is a bet that your vacancy stays under roughly 2% to 5% of the portfolio at any one time. Single-family managers with long tenancies can make that bet. Student housing and anything with a seasonal turn cannot.

ShowMojo lockbox cost and the fees outside the plan

Self-showings are the reason most managers look at ShowMojo, and they are the part the per-unit rate does not cover.

Every device is bought once and then billed monthly. A manager who keeps ten lockboxes in rotation pays $640 for the hardware and $420 a year to keep them connected, which at 50 units adds more than half again to an annual Pro plan.

MojoBox digital lockbox

From $64 each billed to manager

One-time hardware purchase. Ten boxes for ten vacant homes is $640 before the monthly device fee.

MojoLock smart lock

From $85 each billed to manager

One-time hardware purchase, for doors where you want the lock to stay after move-in.

Monthly fee per ShowMojo device

$3.50 a device billed to manager

Ten devices add $35 a month, or $420 a year, on top of the plan.

Monthly fee per third-party device

$5.00 a device billed to manager

Bringing locks you already own costs $1.50 more per device each month than buying ShowMojo hardware.

AI Virtual Agent

Not published billed to manager

Listed as an add-on to both plans. Ask for the rate in writing.

Two-way prospect messaging

Not published billed to manager

Also an add-on. The automated confirmations and reminders are in the plan; the shared text inbox is extra.

Rental application fee

$5 to $100, you set it billed to applicant

Collected at the last step of the application and paid out to you by bank transfer every two weeks.

Credit and background report

Covered by the applicant billed to applicant

Reports run through Experian inside the application. ShowMojo does not print the per-report price.

There is no published setup fee. New accounts go through an automated setup and a one-on-one configuration call. What is not on the page is the price of the two add-ons and the rate between the slider stops, so get both in writing with the quote, along with the renewal terms on an annual plan paid up front.

ShowMojo pricing history and why review sites still say $69

Software directories quote "single-family plans from $69 a month" and "PRO plans from $79". Those are lines from a price list ShowMojo retired.

  1. 2022

A public price list with a 14-day free trial. Single-family plans from $69 a month, monthly PRO plans from $79, annual PRO plans from $499 a year, Live Answer bundles from $149 a month, and multi-family plans from $1,800 a month starting at 2,000 doors. A Classic plan started at $29.

  2. 2023

The same list, with annual PRO plans now starting at $349 a year.

  3. 2024

ShowMojo and its closest rival, Tenant Turner, come under one owner, a holding company called PropertyTek. By December the pricing page carries no prices at all, only a short questionnaire and a demo button.

  4. Today

Prices are back, in a new shape. Two plans, Pro and Ultra, sold either per unit under management or per active listing. The free trial is gone, and the old $29 and $69 entry points with it.

The practical change is at the bottom of the market. A landlord with a dozen doors could once get in for $29 or $69 a month after a free trial. The cheapest route now is $65 a month paid as $780 up front, or $71.50 month to month, with no trial.

ShowMojo cost against Tenant Turner

The two best-known showing platforms have shared an owner since 2024 and now publish the same two plans. The sibling is priced about 10% lower at the starting rate; its full ladder is on our Tenant Turner pricing page.

ShowMojo Pro, per unit

$1.30 a unit yearly, $1.43 monthly. At 50 units, $65 to $71.50 a month.

Scheduling, syndication, access control, reports, screening

ShowMojo Ultra, per unit

$2.70 a unit yearly, $2.97 monthly. At 50 units, $135 to $148.50 a month.

Pro plus live leasing call center

ShowMojo Pro, per listing

$100 a month for 2 listings. At 50 units, Depends on vacancies a month.

Same Pro features, billed on what is on the market

Tenant Turner Pro

$1.17 a unit on annual plans. At 50 units, $58.50 a month.

Scheduling, syndication, reports, automated follow-up

Tenant Turner Ultra

$2.43 a unit on annual plans. At 50 units, $121.50 a month.

Pro plus live answering service

Neither platform replaces property management software. Both sit on top of it and pull listings from it: ShowMojo syncs two ways with AppFolio, Buildium, Rent Manager and Entrata and imports from Yardi, Rentvine and Propertyware. So the real monthly figure is the leasing platform plus the suite underneath. We have priced those separately on the AppFolio pricing, Rent Manager pricing and Rentvine pricing pages. A 250-unit firm on Buildium and ShowMojo Pro is paying for two per-unit products every month.

The honest dividing line is volume of showings. A firm turning 30 homes a month across a metro needs the calendar, the lockboxes and probably the call center, and none of that is here. A landlord or small manager with a few vacancies a year mostly needs fewer wasted conversations: a renter on RentPlace cannot send "is this still available?" because the listing asks your screening questions first, and every unit sits on a vacancy board with its days empty beside it. The Landlord plan is $39 a month for up to five listings, and the team plans are on the property managers page and the pricing page.

One vacant day costs about what ShowMojo Pro does for a month

A home renting at $1,800 a month loses about $60 a day while it sits empty. That is nearly the $65 a small manager pays for a month of ShowMojo Pro. The arithmetic is why leasing tools sell: anything that takes a day off the vacancy has paid for itself, and the question is only which part of the process is costing you the days.

If it is the showing, buy the showing tool. If it is the ad, the Listing Grader at the top of this page scores it out of 100 and tells you what is missing. The vacancy calculator on the pricing page runs the daily loss on your own rent, and the Zillow Rental Manager cost breakdown covers what the portals charge on top.

What property managers ask about ShowMojo pricing

Answers use ShowMojo's pricing calculator, its sign-up form, its FAQ and its archived price list.

How much does ShowMojo cost?

ShowMojo Pro costs $1.30 per unit a month on an annual plan or $1.43 month to month, with a 50-unit minimum, so the smallest bill is $65 to $71.50 a month. Ultra, which adds a live answering service, is $2.70 or $2.97 per unit. A listing-based plan starts at $100 a month for two active listings.

Does ShowMojo offer a free trial?

No. ShowMojo says it does not offer a free trial with full access to the platform, and points buyers to a demo instead. That is a change from its older price list, which advertised a 14-day free trial for all new customers. The month-to-month term can be cancelled at any time.

What is the difference between ShowMojo Pro and Ultra?

Pro is the software: automated tour scheduling, listing syndication, access control for self-showings, leasing analytics, owner reports and tenant screening. Ultra is Pro plus people: a live answering service staffed by leasing call center agents, custom call routing, help for prospects at self-showings and tracking numbers on listings. Ultra costs roughly twice as much per unit.

How much does a ShowMojo lockbox cost?

A MojoBox digital lockbox starts at $64 and a MojoLock smart lock at $85, each a one-time purchase. Every ShowMojo device then carries a $3.50 monthly fee, and a third-party device connected to the platform costs $5.00 a month. Ten lockboxes come to $640 up front plus $420 a year.

Is there a minimum for ShowMojo?

Yes. The unit-based plans are a fixed monthly fee with a minimum of 50 units, so a manager with 30 doors still pays for 50: $65 a month on annual Pro or $71.50 month to month. The listing-based plan has no unit minimum and starts at two active listings for $100 a month.

Is ShowMojo unit-based or listing-based pricing cheaper?

For most managers the unit-based plan is cheaper. Its 50-unit minimum of $71.50 a month is already below the smallest listing plan at $100. The listing-based plan only wins for a larger, stable portfolio: with about 200 or more units and no more than ten on the market at once, $286 a month beats the per-unit bill.

Who owns ShowMojo?

ShowMojo is owned by PropertyTek, a private-equity-backed holding company formed in 2024 that also owns Tenant Turner. The two leasing platforms still sell under their own names and publish near-identical Pro and Ultra plans, with Tenant Turner starting about 10% lower at $1.17 and $2.43 per unit on annual plans.

Is ShowMojo legit?

Yes. ShowMojo is an established leasing software company that property managers use to schedule showings, and it has served the US and Canada for more than a decade. A showing request that arrives through it comes from the manager who owns the listing. As with any rental, never send money before you have seen the home and verified who manages it.

Does ShowMojo charge renters?

Booking a showing costs a renter nothing. The costs arrive at the application: the property manager sets an application fee of anywhere from $5 to $100, and the credit and background report is paid by the applicant. ShowMojo passes the application fees to the manager by bank transfer every two weeks.
