RentPlace is not affiliated with Hemlane. Amounts are per month. The annual column is the monthly equivalent of annual billing, which Hemlane charges up front for the year. Read from Hemlane's own calculator at 1, 10 and 50 units on both terms; the other rows are the same published formula multiplied out.
The "$30 a month" is one unit, billed for a year
Most review sites still quote Hemlane at $30, $40 and $60 a month. Only the first number survives on the current price list, and only in one narrow case.
Hemlane's pricing page opens with the Annual toggle already selected and the unit counter at one. That is why the Basic card reads "$30/mo (incl. $28 platform fee)". Switch to Monthly and the same card reads $36.50, because the platform fee goes to $34 and the unit rate to $2.50. Essential moves from $48 to $58, and Complete from $86 to $99. Hemlane words this as "save up to 20% with annual billing", which is exactly true on Basic's unit rate and a little less on everything else.
The more important thing is how the per-unit rate behaves as you add doors, because the three plans are not three price points. They are three slopes. Basic adds $2.50 a door, so ten units cost barely more than one. Essential adds $24 a door because a repair coordinator is working each unit, and Complete adds $65 a door because Hemlane is doing most of a property manager's job. At twenty units, Complete billed monthly is $1,334 a month, which is $16,008 a year.
That is the number to hold against a local property manager. At 8% of $1,800 rent, a traditional manager on twenty doors takes about $2,880 a month. Complete is cheaper, but you still make the decisions, approve repairs and own the relationship with the owner side, which is the trade Hemlane is selling.
Hemlane pricing plans, and what each rate buys
Basic is software. Essential and Complete are software with people attached, which is why their unit rates are ten and twenty-six times higher.

Every Hemlane fee, and who is actually billed
The subscription is only part of it. The leasing services are the largest single charges a landlord will see, and the screening and card fees land on the people applying to and living in the unit.

Hemlane leasing and what the $695 placement costs against the vacancy
Hemlane's leasing page sums its pitch as 2x advertising exposure, showings seven days a week and 26% fewer days on market. Here is what that has to be worth on real rent.
$695
per placement, paid up front
$595 for the service plus $100 for the required digital lockbox. On an $1,800 unit that is about 11.6 days of rent. If the placement fills the unit twelve days sooner than you would on your own, it has paid for itself.
$1,295
for the Leasing Services bundle
Adds an inspection with a report and rent-ready coordination. Hemlane takes $300 up front and the balance once showings start. Worth it mostly for an out-of-state owner with no one local to walk the unit.
$60
a day, what an $1,800 unit loses empty
The number every leasing fee should be measured against. A one-time placement fee is cheap next to a second vacant month, and expensive next to a well-written listing that gets answered in week one.
The honest read: if you live far from the unit and nobody can open the door for a showing, the lockbox and a team booking tours are worth $695, and there is no software substitute for that. If you are local and can show it yourself, most of the placement fee pays for the parts you can do: the listing, the syndication and sorting the inquiries. That second group is who RentPlace is built for. A RentPlace listing is $39 a month, and every inquiry arrives with move-in date, income band, occupants, pets and lease length answered before the message can send, so the first reply already tells you who to show it to.
Hemlane and RentPlace, side by side
Including the rows where Hemlane is clearly the better buy. It does far more than we do, and if you need those things you should know that before you pay anyone.

Which one you should actually pay for
Hemlane is a remote landlord's back office with hands attached. RentPlace is the front of the leasing funnel. The right buy depends on which part is hurting.
If the part that hurts is showings at volume, the software-only route is a scheduling and lockbox platform, and ShowMojo pricing starts at $65 a month for up to 50 units.
Buy Hemlane if you own rentals in a city you do not live in. Essential's repair coordinator and Complete's local network solve the problem a listing site cannot: someone has to answer a 2 a.m. leak call and let a plumber in. At $20 to $24 a door that is also far below what a full-service manager charges. For rent collection alone, Basic at $2.50 a door is fair, although RentRedi's single plan is cheaper at every door count ($12 a month on its annual term, unlimited units), and TurboTenant prices by portfolio band instead of by door. Our Hemlane vs TurboTenant pricing comparison runs both at 1 to 50 doors, placement fees included.
RentPlace is for the landlord whose problem is the empty unit and the inbox. Our product sits in front of the application: every listing is graded out of 100 before it goes live, and a renter cannot send "is this still available?" because the listing asks your screening questions before the message will send. Every unit sits on a vacancy board with its days empty beside it.
Plenty of owners run both. Keep the back office where it is, and put the vacancy in front of renters who have already told you when they move and what they earn. The Landlord plan is $39 a month for up to five listings, paid by card and live the same day, and the full plan table is on the pricing page. What landlords ask about Hemlane pricing
Answers use Hemlane's own published figures and calculator.
How much does Hemlane cost?
Hemlane charges a platform fee plus a per-unit rate. On monthly billing that is $34 plus $2.50 a unit on Basic, $24 on Essential or $65 on Complete; annual billing drops it to $28 plus $2, $20 or $58. One unit on Basic is $36.50 a month billed monthly or $30 billed annually. Starter is $0 without rent collection.
How much does Hemlane cost per month?
For five units, Hemlane costs $46.50 a month on Basic, $154 on Essential and $359 on Complete when billed monthly, or $38, $128 and $318 a month on annual billing. The price rises in a straight line with each unit and there is no volume discount at 10, 20 or 50 doors.
Is Hemlane free?
Partly. The Starter plan is $0 with no card and covers listing syndication, applicant screening and basic rental accounting, but not online rent collection. Collecting rent starts on Basic. Every paid plan has a 14-day trial, and an account that does not subscribe afterward drops to a very limited free account.
How much does Hemlane charge for tenant placement?
Hemlane's Tenant Placement costs $595 plus $100 for the required digital lockbox, $695 in total, paid up front for each placement. The Leasing Services bundle at $1,295 adds a property inspection and rent-ready coordination such as minor repairs, paint and cleaning. Neither is a percentage of rent.
What is the Hemlane platform fee?
It is a flat account charge added on top of the per-unit rate on every paid plan: $34 a month on monthly billing or $28 a month on annual billing. It is charged once per account, not per unit, so it dominates the bill at one or two doors and fades into the background past twenty.
Does Hemlane charge tenants a fee to pay rent?
Not for bank transfers. ACH rent payments are free. Debit and credit card payments carry a 3% fee, and the landlord chooses in settings whether the tenant or the landlord pays it. Applying through Hemlane is free for the applicant, and screening costs the applicant $40 when the landlord requests it.
How much is Hemlane tenant screening?
$40 per applicant, processed by TransUnion, for a combined credit report and nationwide criminal and eviction search. It is non-refundable and paid by the applicant. Some states do not return instant criminal records, so a landlord in Massachusetts, Wyoming, Delaware or South Dakota may need a separate county search.
Does Hemlane have a contract?
No long-term contract. You pick monthly or annual billing at signup and can change or cancel at any time without penalty. When you cancel, the subscription stays active to the end of the period you already paid for, so on annual billing you keep access for the rest of the year rather than getting the unused months back.
Does Hemlane work everywhere in the US?
The software does. The Complete plan does not: Hemlane matches it to local agents and repair pros, and says towns under 100,000 people or more than 20 miles from a metro area usually do not meet its standard. Owners there are pointed to Essential, which coordinates repairs with your own vendors.
Fill the unit before you pay someone else to
A $695 placement fee is twelve days of rent on an $1,800 unit. A listing that states the move-in date, the pet policy and who pays utilities, and that asks your questions before the first message, often makes that fee unnecessary. Grade yours at the top of this page, then list it for $39 a month.
