Rent Manager Pricing and Rent Manager Software Cost per Unit and per Month

Rent Manager has not published a price since early 2025. Its last list rates were $1.00 per unit per month for Basic with a $200 monthly minimum, $1.75 for Plus with $350, and $2.50 for Premium with $500. Each minimum equals exactly 200 units, so every portfolio under 200 doors pays the minimum. Implementation was twice the monthly fee, once.

How much is Rent Manager per month under 200 units

Every Rent Manager minimum is set at the same place: 200 doors. That one fact decides the bill for most firms reading this.

$200 divided by $1.00 is 200. $350 divided by $1.75 is 200. $500 divided by $2.50 is 200. The pattern held in 2021 too ($300 at $1.50, $450 at $2.25), so it is a pricing rule, not a coincidence. Any firm under 200 units pays a flat $200, $350 or $500 a month, whatever its size.

For a 50-door firm that is $4.00 a door on Basic, $7.00 on Plus and $10.00 on Premium, four times the headline rate. At 100 doors it is double. Only at 200 units and above does "$1 a unit" describe what you actually pay.

Unlike AppFolio, Rent Manager never printed a unit minimum. A 20-door owner could buy Basic; they just paid for 200 units, $10 a door. That is why Rent Manager shows up as "expensive" in small-landlord forums and "cheap" in 1,000-door firms' spreadsheets. Both are right.

Rent Manager pricing history, 2021 to today

Most pages still quote $1.00, $1.50 and $2.25. That was the price list from 2021 to early 2023. Here is every version the public page carried.

May 2021 to February 2023

Basic: $1.00, $200 min

Plus: $1.50, $300 min

Premium: $2.25, $450 min

March 2024 to October 2024

Basic: $1.00, $200 min

Plus: $1.50, $300 min

Premium: $2.50, $500 min

January 2025

Basic: $1.00, $200 min

Plus: $1.75, $350 min

Premium: $2.50, $500 min

March 2025 to today

Basic: Get Quote

Plus: Get Quote

Premium: Get Quote

Basic did not move in four years. Premium rose 11% (from $2.25 to $2.50) by March 2024, and Plus rose 17% (from $1.50 to $1.75) in the last update before the prices came down, somewhere between January 18 and March 28, 2025. If a quote today lands at $1.00 on Basic, that is the old list price holding. If Plus comes in above $1.75, it follows the direction the list was already going.

Rent Manager software cost in year one, with implementation

Implementation was priced at twice the monthly fee, so the first year costs 14 months of subscription. This is the number to budget.

Rent Manager cost against AppFolio, Buildium, DoorLoop and Yardi Breeze

Same door counts, entry plan with owner accounting at each vendor. Two of the five no longer publish, so their columns are the last list price.

500 units

Rent Manager Basic: $500

AppFolio Core: $745

Buildium Growth: $722

DoorLoop Pro: Quote only

Yardi Breeze: $500

Monthly, US dollars, before onboarding and payment fees. Buildium Growth billed monthly and DoorLoop Pro on annual billing, both from the vendors' own calculators. Yardi Breeze residential is $1 a unit with a $100 minimum on an annual agreement. Rent Manager and AppFolio are last list rates, not quotes.

Two things stand out. Rent Manager Basic was cheaper than AppFolio Core at every size, by $98 a month under 200 units and by a third above it; our AppFolio pricing page has the full AppFolio ladder. And from 200 units up, Rent Manager Basic and Yardi Breeze land on exactly the same number, $1.00 a door, while below 200 Breeze is half the price. The Yardi pricing breakdown explains Breeze's own minimum. Buildium and DoorLoop sit between them; their ladders are on the Buildium pricing and DoorLoop pricing pages.

Every Rent Manager fee we could source, and who is billed

Where Rent Manager prints nothing, the table says so. "Not published" tells you exactly what to ask for in writing before you sign.

Subscription

Quote only since early 2025 billed to manager

Three bundles, Basic, Plus and Premium. Last published in January 2025 at $1.00, $1.75 and $2.50 per unit per month. The page now shows "Get Quote" under each one.

Monthly minimum

$200, $350, $500 (last list) billed to manager

Each minimum is exactly 200 units at that bundle's own rate, so every portfolio under 200 doors paid the minimum. There is no unit minimum: a 20-door firm could buy, it just paid for 200.

Implementation

2x the monthly fee (last list) billed to manager

Printed under every bundle from 2021 to January 2025: "Implementation package is 2x monthly fee". On Basic under 200 units that is $400 once. Ask whether it still applies and what data migration it covers.

Users

Unlimited billed to nobody

Every bundle has listed unlimited users since at least 2021. Adding staff does not change the bill, which is not true of every rival.

Free trial or free plan

None billed to nobody

Demo and quote only. No self-serve signup and no card checkout.

Text and phone broadcast

Plus and up, plus a phone number billed to manager

The current pricing page footnote: texting requires registration and a purchased phone number, on top of the bundle.

AI call summaries and voicemail insights

Needs a phone subscription billed to manager

Listed on Basic and Plus, but the footnote says both require an NDT phone service subscription with call recording, priced separately.

Rent by ACH, card or debit (ePay)

Set in the Zego agreement, not published billed to resident, or manager

ePay is licensed from Zego. The per-payment fees are set in the payment processing agreement, and the manager can choose to cover a method (usually ACH) so residents have a free option.

Cash at a retailer (CashPay)

Not published billed to resident

Residents pay cash at about 30,000 CheckFreePay locations, including Walmart. Also run through Zego.

Call center, websites, rmVoIP, Lockbox

Add-ons, quoted billed to manager

Listed under "Add-On Services" on the pricing page, each priced outside the bundle. Premium adds a dedicated customer success team.

Is Rent Manager worth it at your size

Door count and property mix decide most of it, before any feature list does.

Under 50 residential doors: the $200 floor works out at $4 to $10 a door. Yardi Breeze at $100 a month or a landlord app at $144 to $199 a year does the same residential job for far less. Our RentRedi pricing and TurboTenant pricing pages cover the landlord-app end.

50 to 200 doors, or any mixed portfolio: this is where Rent Manager earns its minimum. If the portfolio includes self storage, an RV park, manufactured housing, an association or commercial space alongside apartments, few rivals at this price handle all of it in one ledger. Buy Basic, and make the salesperson state the implementation fee in the same email as the rate.

200 doors and up: on list price Basic is $1.00 a door, level with Yardi Breeze and a third under AppFolio Core. If you are choosing between the last two, we lined them up in Rent Manager vs AppFolio pricing.

Whichever back office wins, it starts working after someone applies. RentPlace covers the part before that. A renter cannot send "is this still available?" because the listing asks your screening questions before the message will send, every listing is scored out of 100 before it goes live, and every unit sits on a vacancy board with its days empty beside it. The Landlord plan is $39 a month for up to five listings; management companies use the Manager plan, and all four plans are on the pricing page.

One vacant week per door costs more than a year of Rent Manager Basic

An $1,800 unit loses about $60 a day while it sits empty, so one extra vacant week is $420. A full year of Rent Manager Basic at 200 units or more is $12 a door. The software decision matters, but the vacancy is the larger number by an order of magnitude.

So give the quote an hour and the listing an afternoon: the copy, the photos, how fast you reply, and whether the questions that decide a tenancy are asked in the first message. The vacancy calculator on the pricing page runs the number on your own rent. For what the portals charge rather than the software, see the Zillow Rental Manager cost breakdown and the Apartments.com listing fees page.

What managers ask about Rent Manager pricing

Answers use Rent Manager's own pages and its archived price list.

How much does Rent Manager cost?

Rent Manager no longer publishes prices. Its last public list, in January 2025, was $1.00 per unit per month for Basic with a $200 monthly minimum, $1.75 for Plus with $350, and $2.50 for Premium with $500, plus implementation at twice the monthly fee. At those rates 100 units cost $200 a month on Basic and 500 units $500.

How much does Rent Manager cost per month?

On the last published list, Rent Manager Basic is $200 a month for any portfolio up to 200 units, then $1.00 a unit: $300 at 300 units and $1,000 at 1,000. Plus was $350 a month up to 200 units, then $1.75 a unit, and Premium $500, then $2.50. Current quotes are set per account.

How much does Rent Manager charge per unit?

The last published Rent Manager rates were $1.00 per unit per month on Basic, $1.75 on Plus and $2.50 on Premium. Because every minimum equals 200 units at its own rate, a 50-unit firm effectively paid $4.00 a door on Basic and a 100-unit firm $2.00. Only from 200 units does the real rate match the headline.

Does Rent Manager have an implementation fee?

Yes. From 2021 to January 2025 the pricing page printed "Implementation package is 2x monthly fee" under every bundle. On Basic under 200 units that is $400 once; on Premium at 500 units it is $2,500. Ask in the first call whether the multiple still applies and what data migration it covers.

Why did Rent Manager stop publishing its prices?

Rent Manager has not said. Archived copies of its pricing page show list prices on January 18, 2025 and none on March 28, 2025. The last change before that raised Plus from $1.50 to $1.75 a unit. The page now shows "Get Quote", so hold any quote against the vendors that still publish.

Is Rent Manager cheaper than AppFolio?

On last published list prices, yes, at every size. Rent Manager Basic was $200 a month up to 200 units against $298 for AppFolio Core, and at 500 units $500 against $745. AppFolio Core also requires at least 50 units, while Rent Manager has no unit minimum. Both now quote, so current numbers may differ.

Does Rent Manager have a free trial?

No. Rent Manager sells through a demo and a quote, with no free plan, no trial account and no card checkout. The fastest route to a number is the Get Quote form on its pricing page, and it is worth asking for the per-unit rate, the monthly minimum and the implementation fee in the same email.

Does Rent Manager charge tenants to pay rent?

It depends on the manager. Rent Manager ePay is run by Zego, and the per-payment fees for ACH, card and debit are set in the payment agreement rather than published. Managers can cover a method, usually ACH, so residents always have a free option, and pass card fees to the resident.

Is Rent Manager good for small landlords?

Usually not on price. The $200 Basic minimum covers 200 units, so a 20-door owner pays $10 a door, before implementation. Yardi Breeze starts at $100 a month and landlord apps at $144 to $199 a year. Rent Manager earns its price on mixed portfolios such as storage, RV parks, associations or commercial space.
