Innago Pricing and Innago Fees for Tenants With the Application and ACH Fees

Innago is free for landlords, with no subscription, setup fee or contract at any size. Your tenants pay for it instead: $2 for each rent payment by bank transfer, 2.99% by card, and $30 to $35 per applicant for screening. You can cover the $2 yourself, which costs $24 per door a year.

Innago fees for tenants and applicants in one picture

The landlord column is empty on purpose. Every dollar Innago earns from a tenancy is collected from the renter, at the application and then every month the rent moves.

Bars compare a year of fees on $1,800 rent paid by card (full bar) with the one-time screening fee. RentPlace is not affiliated with Innago. US dollars, before tax.

What Innago costs when you pay the tenant fees yourself

Free stops being free the moment you decide tenants should not pay to pay you. Here is the yearly bill for that decision on Innago, next to the paid plans that waive the same fee.

1 door, Innago $24 a year

TurboTenant Pro $199 · RentRedi $156 · Avail Plus $108

Covering the fee on Innago is the cheapest way to charge tenants nothing.

5 doors, Innago $120 a year

TurboTenant Pro $199 · RentRedi $204 · Avail Plus $540

Still cheapest. Free to the tenant for $10 a month.

10 doors, Innago $240 a year

TurboTenant Pro $199 · RentRedi $264 · Avail Plus $1,080

TurboTenant Pro overtakes at nine doors, because its $199 band runs to ten.

20 doors, Innago $480 a year

TurboTenant Pro $399 · RentRedi $384 · Avail Plus $2,160

Both flat-priced apps are cheaper now. RentRedi wins from 12 doors.

50 doors, Innago $1,200 a year

TurboTenant Pro $699 · RentRedi $744 · Avail Plus $5,400

Covered fees cost more than either paid plan. Let tenants pay, or move.

One tenant per door, one bank payment a month. TurboTenant Pro and Avail Unlimited Plus waive the tenant ACH fee; RentRedi annual is $144 plus its $1 fee, which the landlord can take on. Card fees are not waived on any of them.

The arithmetic is simple and nobody publishes it. Covering Innago's $2 fee costs $24 per door per year, so it beats every paid plan while your door count is small: at five doors you make rent free for tenants for $120 a year. TurboTenant Pro is $199 flat up to ten units, so it pulls ahead at nine doors. RentRedi's annual plan plus its own $1 fee crosses Innago at 12. From there the gap only widens, and at 50 doors covering Innago's fee costs $1,200 a year against $699 for TurboTenant Pro.

The other way to read the table: if you are happy for tenants to pay their own $2, Innago stays at $0 for you at any size, and the only real question is whether $24 a year per tenant is a fair ask in your market. Our TurboTenant pricing and RentRedi pricing pages have every band and fee behind the rival columns, and Avail pricing shows why per-unit billing loses from the second door. RentSpree goes the other way and bills its $3 rent fee to the landlord, so our RentSpree pricing page works out when its flat Landlord PRO plan undercuts covering Innago's fee.

Every Innago fee with who pays it

The pricing page lists none of these. They are spread across the FAQ and more than a dozen help articles, and several apply only to tenants, so a landlord never sees them on a statement.

Landlord subscription

$0 · Nobody

No monthly fee, yearly fee, setup fee or contract, for any number of units. Listings, applications, leases with e-signing, rent collection, maintenance and expense tracking are included.

Rent by bank transfer (ACH)

$2 per payment · Tenant by default

You can switch it to yourself in settings. Twelve payments a year is $24 per tenant.

Rent by debit or credit card

2.99% per payment · Tenant by default

A convenience fee. On $1,800 rent that is $53.82 a month, or $645.84 a year. You can take it on, but few landlords will.

Autopay

Same fees · Tenant

Innago confirms there is no discount for autopay. Scheduled payments pay the same $2 or 2.99%.

Application and screening

$30 to $35 · Applicant by default

Credit, criminal and eviction reports on the two paid screening tiers. An application-only option collects the form without reports.

Income verification

+$10 · Applicant

Bank, payroll or document verification through a third party. Only on the paid screening tiers.

Failed e-check

$25 · Tenant

Charged if a rejected bank payment is not resubmitted within 24 hours. Innago says it cannot be waived.

Rent reporting (Pro)

$5.99 a month or $60 a year · Tenant, optional

Reports to all three bureaus. The Starter tier is free and reports to TransUnion only.

Tenant Liability Waiver

Not published · Tenant

A small monthly fee paid to Innago when you enroll tenants instead of requiring renters insurance.

Rent advance (Accelerent)

1% of the advance · Landlord, optional

Rent paid two days before the first of the month. Advancing $1,000 lands $990.

How long Innago takes to deposit rent

Innago's FAQ says most landlords see funds in one to two business days. Three cases reset that to a three business day hold: a tenant's very first payment, the first payment from a new bank account or card, and the next payment after one has failed. Payments are processed Monday to Friday, 9am to 5pm Eastern, so rent sent on a Friday evening starts moving on Monday.

The one-day release has a cost the help center is candid about. Innago sends its own money before the tenant's bank has fully cleared the transfer, so a payment that bounces later is pulled back out of your account. Plan your mortgage date around the three-day figure for any new tenant.

  1. Day 0

Tenant pays before 5pm Eastern on a weekday.

  2. 1 to 2 days

Funds land for a tenant with a clean payment history.

  3. 3 days

First payment, new funding source, or after a failure.

What the Innago application fee buys

The $30 to $35 covers credit, criminal and eviction reports, and the applicant pays it unless you change the setting. Switching on income verification adds $10 and lets the applicant prove income by linking a bank account, connecting a payroll provider or uploading pay stubs. It is not offered on the application-only option, which collects the form without any reports.

Read this before you rely on the criminal section. Innago has moved many accounts to Experian-powered reports, and its help center warns that some criminal records may now be missing because of state law. California, Kansas, Maryland, Massachusetts, New Hampshire, New Mexico, New York and Washington limit non-conviction records to seven years. A thin report there is the law, not a glitch.

Compared with the field, $30 to $35 is mid-pack: Avail runs about $55, TurboTenant $45 to $55 and RentRedi $39.99. Our Innago review covers what landlords say about the reports once they have run a few.

Who should use Innago and who should pay for something else

Use Innago if you self-manage a handful of doors, your tenants already pay by bank transfer, and you want leases, rent and maintenance in one place without a monthly bill. For one to eight doors it is also the cheapest way to make rent free for tenants: cover the $2 yourself.

Pay for a flat plan from about nine doors if you want tenants to pay nothing for bank transfers, or if you need accounting reports a lender will accept. TurboTenant Pro and RentRedi both cost less than covering Innago's fee at that size.

Move to a suite once you manage for other owners. Innago has no trust accounting or owner statements; that is what Buildium and DoorLoop charge for.

Fix the vacancy first if the unit is empty. Innago helps after you pick a tenant. Getting to that pick takes inquiries you can sort, and a free app's listing tools send you names and messages, not move-in dates and incomes.

Innago and RentPlace side by side

Innago runs the tenancy after the lease is signed, and charges you nothing for it. RentPlace works on the weeks before, getting a vacant unit rented by inquiries you can act on. On rent and leases Innago is the better buy, and the table says so.

RentPlace: $39 a month for up to five listings, paid only while you list

Cost to the renter

Innago: $2 per ACH payment or 2.99% by card, plus $30 to $35 to apply

RentPlace: Nothing

Rent collection and leases

RentPlace: No

Tenant screening

Innago: Credit, criminal and eviction reports, income verification for $10 more

RentPlace: No. We are not a consumer reporting agency

What an inquiry contains

Innago: A message and contact details

RentPlace: Move-in date, income band, occupants, pets and lease length, before the message can send

Vacancy tracking

Innago: Not the focus

RentPlace: A board that shows every day each unit has been empty

Maturity

Innago: Established, with a large landlord base

RentPlace: New, with a smaller audience, and we will not claim otherwise

Plenty of landlords will run both: Innago for the lease and the rent, RentPlace while the unit sits empty. A vacancy costs about $60 a day on an $1,800 rental, which is more in one week than a tenant pays Innago in fees all year. A renter on RentPlace answers your screening questions before the message sends, so you only book the showings that fit. The Landlord plan is $39 a month for up to five listings; teams running more units can see the $99 and $299 plans on our page for property managers.

What landlords ask about Innago pricing

Answers use Innago's pricing page, its FAQ and its help center articles on fees, payouts and screening.

How much does Innago cost?

Innago costs a landlord nothing: no monthly fee, setup fee or contract, for any number of units. It is paid for by tenants and applicants. Tenants pay $2 per rent payment by bank transfer or 2.99% by card, and applicants pay $30 to $35 for screening, plus $10 if you add income verification.

Is Innago really free?

For the landlord, yes. Innago's own FAQ calls it 100% free for landlords, and there is no paid tier to upsell you to. The cost sits with the people around you: about $24 a year per tenant paying by bank transfer, far more by card, and $30 to $35 per applicant.

How does Innago make money?

Innago makes money from the fees on tenant payments and applications: $2 per ACH payment, 2.99% per card payment and $30 to $35 per screening. Smaller revenue lines include optional rent reporting at $5.99 a month, the Tenant Liability Waiver fee and a 1% charge on rent advances through its partner.

Does Innago charge tenants?

Yes, by default. Tenants pay $2 for every rent payment by bank transfer and 2.99% for a debit or credit card payment, with no discount for autopay. A tenant whose e-check fails and is not resubmitted within 24 hours pays a $25 fee. Landlords can choose to cover the payment fees instead.

What is the Innago application fee?

The Innago application fee is $30 to $35 per applicant for credit, criminal and eviction reports, charged to the applicant by default. Income verification adds $10. Innago has moved many accounts to Experian-powered reports, so in some states criminal history may be limited or missing by law.

Can landlords pay the Innago fees instead of tenants?

Yes. Innago lets the landlord take on the ACH fee, the card fee or both. Covering the $2 bank fee costs $24 per door a year, which is the cheapest way to make rent free for tenants up to about eight doors. Past that, a flat-priced plan that waives the fee costs less.

How long does Innago take to process payment?

Innago says most landlords receive funds within one to two business days. A tenant's first payment, a new funding source or a payment after a failed one is held for three business days. On the tenant side, a bank payment can show as processing for three to four business days.

Is Innago cheaper than TurboTenant or RentRedi?

If tenants pay their own fees, yes, Innago is $0 and so is TurboTenant's free plan, while RentRedi starts at $144 a year. If you want tenants to pay nothing for bank transfers, Innago is cheapest up to eight doors. From nine doors TurboTenant Pro at $199 is cheaper, and RentRedi wins from 12.
