Baselane fees when rent lands at your own bank
Core is free on one condition: Baselane becomes the bank your rent lands in.
Keep your rental account at Chase or a local credit union and every ACH rent payment costs $2. Twelve payments a year per unit is $24. At ten units it is $240 a year, exactly the price of Smart, paid by you or by your tenants, depending on the setting you pick.
One detail to check before you sign up. The FAQ on the pricing page says $2, while the fee table above it reads "$2 to $5". Budget on $2, but read the figure on your own rent settings screen before tenants see it on a lease.
Moving the account is the cheaper path for most landlords, and it is the trade Baselane is built on: the deposits and the debit card spend fund the free software.
A year of ACH rent on Baselane Core
$2 a payment to an outside bank, every tenant paying once a month
Baselane tenant fees and who pays each one
The landlord pays nothing to collect rent into Baselane. Your tenants and applicants carry the rest, and a tenant reads these lines on the portal before they read anything else you send.
| Fee | Price | Paid by | What it means |
|---|---|---|---|
| Rent by ACH to an outside bank | $2 per payment (the fee table says $2 to $5) | Landlord or tenant, your choice | Waived when the rent is deposited into a Baselane account. On ten units paying monthly it is $240 a year, the price of Smart. |
| Rent by ACH into Baselane | $0 | Not a fee | The condition behind the free plan. Baselane earns on the deposits and the card spend instead. |
| Rent by debit or credit card | 3.49% | Tenant | On $1,800 rent that is $62.82 a payment, $753.84 a year. |
| Tenant screening | From $24.99 | Applicant | Listed under tenant fees. Cheaper than RentRedi at $39.99 and TurboTenant at $45 to $55. |
| Rent reporting | $5 a month | Tenant, optional | Reports on-time rent to the credit bureaus for tenants who opt in. |
| Split rent payments | From $30 a month | Tenant, optional | Run through Livble. The tenant pays in installments, you still receive the full rent. |

The card fee is the one that causes friction. On a tenancy at $1,800 a month, a tenant who pays by card hands Baselane $753.84 a year, more than the landlord would pay for three years of Smart. Ask tenants to set up autopay by ACH at lease signing and the line never appears.
Baselane banking fees for landlords
Most of the banking schedule is zero. The charges that do exist are the ones a landlord meets paying contractors: same-day ACH for a roofer who wants money today, a wire to a title company at closing, a mailed check to the vendor who still will not take a transfer.
The wire fee is the one worth planning around. It disappears once your combined Baselane balance is $50,000 or more, which many landlords cross when reserves, security deposits and operating cash sit in the same place.

The table is the subscription only, and the products are not the same purchase. Stessa is bookkeeping with a bank account attached, RentRedi is a leasing and rent app that also lists units, and Landlord Studio is bookkeeping priced per door. The full fee detail is on our Stessa pricing, RentRedi pricing and Landlord Studio pricing pages. If you are choosing between two of them right now, we priced the pairs head to head in Baselane vs RentRedi pricing and Baselane vs TurboTenant pricing.
Which Baselane plan fits your rentals
Take Core if your units are occupied, your tenants pay on time and you are willing to move the rental account to Baselane. You get banking per property, rent collection and bookkeeping for $0, and the ACH fee never appears.
Pay for Smart if you spend evenings tagging transactions for Schedule E, if a mortgage draft lands before the rent clears, or if a partner or bookkeeper needs their own login. At 10 doors it is $24 a door a year, and at 30 it is $8.
Skip Baselane if you will not move your bank. At ten units the ACH fees alone cost what Smart does. RentRedi bills $144 a year and charges tenants $1 per ACH payment to any bank, and Stessa has the same $2 outside-bank fee as Baselane.
Add a listing channel if a unit is empty. Baselane starts when the lease is signed. It does not list, market or syndicate a vacancy.
Baselane and RentPlace side by side
Baselane handles the money after a tenant moves in. RentPlace handles the weeks before, when a unit is empty and the inbox is full of messages that go nowhere. They do not overlap, and on the money side Baselane plainly wins.

Many landlords will run both. A vacancy on an $1,800 rental costs about $60 a day, and Baselane cannot shorten it because the money only starts moving once someone signs. What shortens it is fewer dead-end conversations: a renter on RentPlace answers your screening questions before the message can send, and the unit sits on a vacancy board with its days empty beside it. The Landlord plan is $39 a month for up to five listings, paid only while a unit is empty. If you are still writing the ad, start with our house for rent advertisement examples.
What landlords ask about Baselane pricing
Answers use Baselane's pricing page, its fee schedule and the FAQ printed under it.
How much does Baselane cost?
Baselane Core costs $0 with unlimited properties, and Baselane Smart costs $20 a month on an annual plan, which is $240 a year whatever your door count. Smart starts with a 30-day free trial. On top of that come tenant-side fees: $2 per ACH payment to an outside bank and 3.49% by card.
Is Baselane really free?
The Core plan is free for the landlord, with no monthly fee, no minimum balance and no account fees. The condition is where the rent lands. Rent deposited into a Baselane account moves without an ACH fee; rent sent to an outside bank costs $2 a payment, paid by you or passed to the tenant.
How does Baselane make money?
Baselane makes money from the banking side: the deposits held in its accounts, which are provided by Thread Bank, Member FDIC, and the interchange on its Visa debit cards. It also earns from the Smart subscription and from tenant fees such as card payments, screening and rent reporting.
Does Baselane charge tenants fees?
Yes, for some payment methods. A tenant paying by debit or credit card pays 3.49%. An ACH payment costs $2 when the rent goes to an outside bank, and the landlord chooses whether to cover it or pass it on. ACH into a Baselane account is free. Screening from $24.99 is paid by the applicant.
Is Baselane Smart worth it?
Smart is worth $240 a year if you spend more than an hour or two a month tagging transactions, matching receipts or waiting on rent. It adds 2-day rent deposits instead of about 5, auto-tagging to 120+ categories, receipt matching, balance sheets, cost segregation and shared access. Because it is flat, it gets cheaper per door as you grow.
What is the monthly price of Baselane Smart?
Baselane's pricing page prints only one figure for Smart: $20 a month on an annual plan, so $240 charged for the year. It does not print a month-to-month price. Some older reviews quote $25 a month for monthly billing, so confirm the term and the total on the checkout screen before the trial converts.
Is Baselane a real bank?
No. Baselane is a financial technology company, and its checking and savings accounts are provided by Thread Bank, Member FDIC. In practice you get real accounts with routing numbers, Visa debit cards and FDIC coverage through the partner bank, wrapped in landlord software.
Does Baselane list rental properties?
No. Baselane does not list, market or syndicate vacant units. It starts once a tenant has signed: rent collection, banking and bookkeeping. To fill a vacancy you need a listing channel alongside it, such as a listing site or a landlord suite with syndication.
Is Baselane cheaper than Stessa or RentRedi?
On the free tier, Baselane and Stessa both cost $0. On the paid tier, Baselane Smart at $240 a year costs $96 more than Stessa Manage or RentRedi on annual billing, each $144. Against per-unit apps it wins with size: Landlord Studio Pro passes $240 from 12 units.
Fill the unit first, then let the rent rail run
Grade your listing at the top of this page, then put it live: $39 a month for up to five listings, inquiries with your screening questions answered before they send, and a vacancy board that shows every day a unit stays empty.
