Landlord Studio Pricing and What Pro and Pro Plus Cost per Unit With the ACH Fee

Landlord Studio Go is free for up to 3 units. Pro costs $15 a month, or $12 a month billed yearly, and Pro Plus $30 or $24, each with 3 units included and $1.20 a month for every extra unit ($1 on yearly billing). Online rent moves by ACH at $2.50 a payment, which the landlord pays unless the lease hands it to the tenant.

Landlord Studio cost in four numbers

The "$12 a month" every directory repeats is real, but it is the yearly price for three units. These are the numbers the calculator gives once you type in your own door count.

$15 a month

Pro billed month to month for 3 units. The $12 figure needs a $144 charge up front.

$1.20

Per extra unit a month on monthly billing, on Pro and Pro Plus alike. $1 on yearly billing.

$348 a year

Pro for 20 units on yearly billing. Pro Plus at the same size is $492.

$2.50

Each online rent payment by ACH, on the landlord by default. Funds arrive in 3 to 5 business days.

RentPlace is not affiliated with Landlord Studio. US dollars, before screening and payment fees. Confirm the figure on Landlord Studio's own pricing page before you pay.

Landlord Studio pricing per unit from 3 to 100 doors

Both paid plans use the same formula: a base fee that covers three units, then a flat charge for every unit after that. There are no volume breaks, so 100 units cost exactly what the formula says.

3 units

Pro: $15 monthly, $12 ($144) billed yearly

Pro Plus: $30 monthly, $24 ($288) billed yearly

5 units

Pro: $17.40 monthly, $14 ($168) billed yearly

Pro Plus: $32.40 monthly, $26 ($312) billed yearly

10 units

Pro: $23.40 monthly, $19 ($228) billed yearly

Pro Plus: $38.40 monthly, $31 ($372) billed yearly

20 units

Pro: $35.40 monthly, $29 ($348) billed yearly

Pro Plus: $50.40 monthly, $41 ($492) billed yearly

30 units

Pro: $47.40 monthly, $39 ($468) billed yearly

Pro Plus: $62.40 monthly, $51 ($612) billed yearly

50 units

Pro: $71.40 monthly, $59 ($708) billed yearly

Pro Plus: $86.40 monthly, $71 ($852) billed yearly

100 units

Pro: $131.40 monthly, $109 ($1,308) billed yearly

Pro Plus: $146.40 monthly, $121 ($1,452) billed yearly

Dollars per month, with the yearly charge in brackets. The calculator accepts up to 999 units. Go is free and stops at 3 units.

One thing to know before you budget from the static page. Its plan card prints "$366 annually" for Pro Plus and its comparison table prints "$300 annually", while the calculator and the price data the page publishes for search engines both give $288 for three units. The calculator is what updates when you enter a unit count, so treat $288 as the price and check it at checkout. The second reading of the table is the gap between the two billing terms. On monthly billing each extra unit costs 20 cents more, so at 100 units yearly Pro saves $268.80 a year, about a sixth of the monthly bill.

The ACH fee can cost more than the Landlord Studio plan

At ten doors the subscription is the smaller of your two Landlord Studio bills.

Every online rent payment costs a flat $2.50, and the default setting puts it on the landlord. Ten tenants paying once a month is $25 a month, $300 a year, against $228 for yearly Pro at that size. Tenants who split rent into two payments double it.

You can move the fee to the tenant in the lease settings, and many landlords do. Check your state and your lease first: some states limit what a landlord can charge for a payment method, and a tenant who pays $30 a year to hand you rent tends to ask why a check is not acceptable. Either way, price the plan with the fee in it.

Landlord Studio fees for rent payments, screening and listings

The pricing page covers the subscription. The payment fee lives in the help center. Here is the whole list in one place, with who carries each line.

Rent by ACH bank transfer

$2.50 flat per payment · Landlord, unless the lease assigns it to the tenant

The only online rent method in the tenant help center. Ten tenants paying once a month is $25 a month, $300 a year, if you carry it.

Deposits and tenant-payable expenses by ACH

$2.50 per payment · Same setting as rent

Security deposits and invoiced charges such as a repair the tenant caused go through the same ACH rail.

Payout time

3 to 5 business days · Not a fee

Rent paid on the 1st usually lands in your account between the 4th and the 8th. Plan the mortgage draft around it.

Tenant screening (TransUnion)

From $45 · Applicant, on every plan

Credit, criminal and eviction reports through TransUnion. You read the report, the applicant pays for it.

Listing and syndication

Included · Not a fee

Every listing is reviewed by hand before it goes live: 48 hours on Go, 24 on Pro, 12 on Pro Plus.

Extra units above 3

$1.20 a month, or $1 on annual billing · Landlord

Charged on every unit in the account, occupied or vacant, on both Pro and Pro Plus.

Setup or onboarding

None · Not a fee

Self-serve signup, a 14-day Pro trial without a card, and you drop back to the free Go plan if you do not pay.

The listing review times deserve a second look if you are filling a vacancy. Every listing waits for a manual check before it syndicates, and on the free plan that can be two days. On an $1,800 rental two days is about $120 of rent, which is most of a year of Pro at five units.

Landlord Studio against Stessa, RentRedi and TurboTenant by door count

At three units Landlord Studio costs the same as its rivals. By thirty it costs three times as much.

The difference is the pricing model. Stessa Manage and RentRedi on annual billing are both $144 a year whatever your door count, and TurboTenant Pro runs from $199 to $999 a year in bands. Landlord Studio adds $12 a year for every unit past three, so it wins only on the free Go plan or with a handful of doors.

What it charges for is real, though: AI-assisted categorization, automated bank feeds and rules, tax-ready reports and a direct Xero link, built for a landlord who does their own Schedule E. The fee detail behind each rival is on our Stessa pricing, RentRedi pricing and TurboTenant pricing pages.

Which Landlord Studio plan fits your portfolio

Stay on Go if you have one to three units and your tenants already pay reliably. You get listings, screening and online rent without paying a subscription, and the manual bookkeeping is manageable at that size.

Buy Pro on yearly billing if you have four to about fifteen doors, keep your own books in Xero or want bank feeds to do the categorizing. At ten units it is $228 a year, less than an hour of a bookkeeper's time a month.

Pro Plus earns its extra $144 a year when more than three people need logins, when you have more than five bank accounts, or when you want a named account manager.

Look elsewhere above about 30 units on a flat budget. Stessa and RentRedi do not charge per door, and if you manage for owners you need trust accounting, which is on our Rentec Direct pricing and DoorLoop pricing pages, not here.

Before you pay, read what landlords say after a year of use in our Landlord Studio review: the praise is for the bookkeeping, and the complaints are about price per door and reporting depth.

Landlord Studio and RentPlace side by side

Landlord Studio is bookkeeping and rent collection for a landlord who self-manages. RentPlace works on the step before the tenancy: getting a vacant unit rented with inquiries you can act on. If your books are the problem, Landlord Studio is the purchase, and the table says where it plainly wins.

Plenty of landlords will want both. Landlord Studio bills for every door you own all year. A vacancy costs about $60 a day on an $1,800 rental for a few weeks, and what fills it faster is fewer dead-end conversations: a renter on RentPlace answers your screening questions before the message can send, and the unit sits on a vacancy board with its days empty beside it. The Landlord plan is $39 a month for up to five listings, and you pay for it only while a unit is empty. If you are still writing the ad, start with our house for rent advertisement examples.

What landlords ask about Landlord Studio pricing

Answers use Landlord Studio's pricing calculator, its plan comparison and its help center.

How much does Landlord Studio cost?

Landlord Studio Go is free for up to 3 units. Pro costs $15 a month billed monthly or $12 a month billed yearly ($144), and Pro Plus $30 or $24 ($288), each covering 3 units. Every extra unit adds $1.20 a month, or $1 on yearly billing, so 20 units on yearly Pro cost $348 a year.

Is Landlord Studio free?

Partly. The Go plan is free for up to 3 units with one user, listings, screening and online rent collection, but it tracks income and expenses by hand, keeps 10 documents and exports PDF only. Bank feeds, Xero, automated reminders and tax-ready reports need Pro, and online rent still carries the $2.50 ACH fee.

How much is Landlord Studio per unit?

Landlord Studio charges $1.20 per unit a month above the 3 included units on monthly billing, or $1 per unit on yearly billing, on both Pro and Pro Plus. With the base fee included, yearly Pro works out to $1.90 a door at 10 units, $1.30 at 30 and $1.09 at 100.

What is the difference between Landlord Studio Pro and Pro Plus?

Pro Plus is Pro with more capacity and a person to call: 10 users instead of 3, unlimited documents, 20 bank feeds instead of 5, 250 bank rules instead of 25, 10 pre-screening questions per listing, 12-hour listing review and a dedicated account manager. It costs $15 a month more on monthly billing and $12 more on yearly billing.

Does Landlord Studio charge tenants to pay rent?

Only if you choose to. Online rent goes by ACH at a flat $2.50 per payment, and the landlord decides in the lease settings who pays it. If the tenant is assigned the fee, it shows in the tenant portal as a convenience fee. Landlord Studio's tenant help center lists ACH as the only online payment method.

How much is tenant screening on Landlord Studio?

Landlord Studio runs TransUnion screening reports from $45, and on every plan the applicant pays for the report, not the landlord. That is in line with TurboTenant at $45 to $55 and above RentRedi at $39.99, so screening cost should not decide between them.

Is Landlord Studio cheaper than Stessa or RentRedi?

Only at small sizes. At 3 units yearly Pro is $144, the same as Stessa Manage or RentRedi on annual billing. Those two do not charge per unit, so at 30 units Landlord Studio Pro costs $468 a year against their $144. It is cheaper if you stay on the free Go plan with 3 units or fewer.

Does Landlord Studio have a free trial?

Yes. Signing up starts a 14-day trial of Pro with no credit card required, and when it ends the account drops to the free Go plan unless you pay. Go keeps 3 units, so a landlord with more doors has to upgrade or archive units to keep working after the trial.

Does Landlord Studio work with QuickBooks?

Landlord Studio integrates directly with Xero on Pro and Pro Plus, and its pricing page does not list a QuickBooks integration. Paid plans export CSV and PDF, so a bookkeeper on QuickBooks can import the data, but there is no live sync in the plan comparison.
