Furnished Finder Fees and Furnished Finder Cost for Landlords per Listing and Unit

Furnished Finder charges a landlord $199 a year for each listing and takes no commission on the rent. Every extra unit at the same address, such as the other side of a duplex or a room in the same house, is $149 a year. A whole hotel or apartment complex pays $750 a year, rising to $1,000 on October 27, 2026. Screening is $44.99 and the tenant pays it.

RentPlace is not affiliated with Furnished Finder. Older third-party pages still quote $179 a year and a $119 setup service; Furnished Finder's own help center now prints $199 and $99. Landlords who joined before February 2026 may still collect rent through the older card processor, which charged 4.95% on cards and 1% plus $5 on bank transfers.

What a Furnished Finder listing costs for your property layout

The $199 covers one rental space. What you actually pay depends on how many spaces sit at one address and how many addresses you have.

Spaces at one address are units under a single listing, $149 each. Spaces at different addresses are separate listings at $199 each, even across the street. So a duplex costs $348 a year, while two single-family homes a block apart cost $398.

A house listed both whole and by the room counts the house once and every room as a unit: a 3-bedroom comes to $646 a year. That only pays if the rooms book separately often enough to matter; many hosts list the whole home and let a group of travelers split it.

Your property Per year
One furnished home or apartment $199
A duplex, both sides furnished $348
A house with an ADU or basement suite $348
A 3-bedroom house listed whole and by the room $646
Three furnished homes at three addresses $597
Six furnished units in one small building $944

The complex rate beats per-unit pricing from 5 units in one building today ($795 against $750) and from 7 units after October 27 ($1,093 against $1,000). Confirm with Furnished Finder that your building qualifies as a complex; small multifamily owners are usually billed by the unit.

Furnished Finder cost against a commission platform and RentPlace

One furnished unit at $2,400 a month, the kind of rent a travel nurse housing stipend covers in many US metros. The commission line uses the host-only fee of about 15.5% most US Airbnb hosts now pay.

One 13-week contract ($7,200 of rent)

Furnished Finder: $199 a year, all of it

Commission: About $1,116

RentPlace: $39 a month while the unit is empty

Ten booked months ($24,000 of rent)

Furnished Finder: $199

Commission: About $3,720

RentPlace: Two empty months, $78

A second unit at the same address

Furnished Finder: +$149 a year

Commission: 15.5% of its rent too

RentPlace: Included, up to five listings

Tenant screening

Furnished Finder: $44.99, paid by the tenant

Commission: No credit report for the host

RentPlace: No. We are not a consumer reporting agency

On price alone Furnished Finder is hard to beat for monthly furnished stays: one booked week covers the year. The commission platforms charge for a nightly-stay machine you do not need on a 90-day lease. Zillow lets you post free and sells a $39.99 premium boost, which our Zillow Rental Manager cost page breaks down, but Zillow's renters are mostly looking for 12-month leases. RentPlace costs more than Furnished Finder over a full year if the unit is always empty, and less than a commission if it books.

When paying Furnished Finder makes sense

Pay the $199 if the unit is furnished, you rent it by the month, and there is a hospital, a base or a corporate campus within a short drive. That is the audience Furnished Finder was built around, and it is the reason the price stays low.

Add units, not listings, when the spaces share an address. A duplex at $348 is $50 a year cheaper than two listings, and an ADU behind your house is $149, not $199.

Ask for the complex rate once you have 5 or more furnished units in one building, and decide before October 27, 2026, when it goes from $750 to $1,000.

Skip it for an unfurnished 12-month rental. You would be paying to reach travelers who will not sign that lease.

The renewal you should calendar on day one

The subscription renews by itself every year at the then-current price. Furnished Finder's help center publishes no refund rule for listing subscriptions, and a consumer advice column reported a landlord who missed the one reminder email, cancelled the same day the renewal posted and was told the fee was nonrefundable under the terms. Hiding a listing is not the same as cancelling it. It is also the complaint behind most one-star ratings, as our Furnished Finder review for landlords shows next to what the satisfied landlords praise.

The fix takes a minute: set a reminder 30 days before your listing anniversary, and switch renewal off the day you decide to sell, go long-term or stop furnishing the unit. If your $199 listing renewed while the unit had a 12-month tenant in it, ask once, in writing, with the date and the lease that shows the unit was not available; the worst answer is the one you already have.

Furnished Finder and RentPlace side by side

Furnished Finder is a specialist portal for monthly furnished stays. RentPlace is a general rental marketplace built around what happens after the inquiry arrives. For travel nurse housing Furnished Finder has the audience, and we will not pretend otherwise.

Audience

RentPlace: Renters on month-to-month, 6 and 12-month leases; smaller and newer

What an inquiry contains

Furnished Finder: A message and the traveler's dates

RentPlace: Move-in date, lease length, income band, occupants and pets, before the message can send

Tenant screening

Furnished Finder: TransUnion SmartMove, $44.99 paid by the tenant

RentPlace: No. We are not a consumer reporting agency

Billing

Furnished Finder: Yearly, renews automatically

RentPlace: Monthly by card, cancel any time, stop once rented

Plenty of mid-term hosts run both, and the reason is the gap between contracts. A traveler leaves on a fixed date and the next one may not arrive for six weeks; those weeks are where a furnished unit loses money. On RentPlace the renter states move-in date and lease length before the message can send, so a month-to-month inquiry that fits the gap is obvious at a glance. The Landlord plan is $39 a month for up to five listings, paid only while a unit is empty. Our pricing page has a calculator for what a vacant week costs at your rent, and the guide on where to advertise a rental property covers the other channels.

What landlords ask about Furnished Finder fees

Answers use Furnished Finder's landlord help center and its listing page.

How much does Furnished Finder cost?

Furnished Finder costs a landlord $199 a year per listing, plus tax where it applies. Each extra unit at the same address, such as the other side of a duplex or a room in the same house, is $149 a year. A hotel or apartment complex pays $750 a year, rising to $1,000 on October 27, 2026.

Does Furnished Finder take a percentage?

No. Furnished Finder does not charge a booking commission and landlords keep 100% of the rent. The only charge to the landlord is the annual listing subscription. On a $2,400 a month furnished unit booked for ten months, that is $199 against roughly $3,700 a commission platform taking 15.5% would keep.

How much does it cost to list on Furnished Finder?

It costs $199 a year to list one property on Furnished Finder, whether it is a whole home, an apartment or a private room. Adding units at the same address costs $149 each per year. If you want help building the listing, the optional Listing Setup Service is a one-time $99.

Is Furnished Finder worth it for landlords?

For a furnished unit rented by the month to traveling nurses and other professionals, usually yes. One booked month at most furnished rents covers the $199 several times over, and there is no commission. It is poor value for an unfurnished long-term rental, which is not the audience the site serves.

Who pays for tenant screening on Furnished Finder?

The tenant does. Furnished Finder runs screening through TransUnion SmartMove for $44.99, covering a soft credit check, criminal background and eviction history. The landlord sends the request and reads the results, usually within a few hours. The tenant needs a valid US Social Security number to complete it.

Does Furnished Finder charge tenants?

Furnished Finder charges travelers nothing to search, message landlords or book. Tenants pay only what the landlord asks for, such as a deposit or cleaning fee, plus $44.99 if the landlord requests screening and 3.49% if they pay rent by card through the Baselane rent tool.

Can I list multiple units on Furnished Finder?

Yes. Spaces at one address, such as a duplex, an ADU, a basement apartment or separate rooms, go under one listing as units at $149 each per year. Properties at different addresses each need their own $199 listing, and owners with 5 or more locations can ask Furnished Finder's key accounts team for special rates.

Does Furnished Finder auto renew?

Yes. The listing subscription renews automatically each year. Furnished Finder's help center does not publish a refund rule for listing subscriptions, and consumer columns report landlords refused a refund after an unnoticed renewal, so turn renewal off in your account the day you decide not to relist.

Is Furnished Finder legit?

Yes. Furnished Finder is a long-running US marketplace for monthly furnished rentals, known mainly among travel nurses, and says more than 240,000 landlords use it. Payments and screening go through established partners, Baselane and TransUnion. The complaints landlords post most are about the automatic renewal, not about whether it is real.
