Zumper for Landlords and Zumper Listing Pricing on Every Promoted Plan
Zumper lets a landlord post a few listings free, up to 5 a month depending on the region. Past that, or to be promoted in search, you pay a monthly plan: $50 for 5 promoted listings, $175 for 25 and $800 for 200, which works out to $10 down to $4 a listing. There is no setup fee and plans cancel any time.

Free and promoted Zumper listings compared
Both kinds of listing reach renters on Zumper and PadMapper. What you pay for is position, the wider partner network and the right to post past your region's free limit.

RentPlace is not affiliated with Zumper. Reviews report $20 per property past the free limit in large metros, live 45 days; Zumper's own pages do not print that figure, so confirm it in your dashboard before you rely on it.
Zumper pricing for every promoted plan size
Six plans, each a fixed number of listing slots for a monthly price. The per-listing rate falls from $10 to $4 as the slot count grows.
The slots are the unit you buy, not the units you own. A landlord with 30 doors and four vacancies needs the 5-listing plan at $50, not the 50-listing one. Because listings can be swapped in and out, one plan covers the turnover of a much larger portfolio as long as no more than five units are empty at once.
Annual billing is not offered, so there is no prepay discount to chase. Above 200 listings, or for a custom count, Zumper quotes by email, and a feed from your own system needs 50 or more properties.
| Promoted listings | Per month | Per listing | Per year |

These are not the same purchase. Zumper and Zillow sell reach on large renter audiences, and both let a small landlord post free. RentPlace sells sorted inquiries on a smaller, newer audience. Once a few units are promoted, Zumper is plainly the cheaper portal: five promoted Zumper listings cost $50 a month against about $67 a month of Zillow premium. Apartments.com does not print a premium price at all, and lasts 30 days; the detail is on our Zillow Rental Manager cost and Apartments.com listing fees pages.
When paying Zumper makes sense for a landlord
Stay on free if you have one or two vacancies a year in a market where your region's limit covers them. Post on Zumper and Zillow both; the audiences overlap less than you would think and neither charges to list.
Buy the 5-listing plan if a unit has sat for two weeks with thin leads, or you are past your region's free cap. $50 for a month of promoted placement is less than one day of vacancy on a $1,800 rental.
Go to 25 or 50 slots if you run a management company with steady turnover and your software can feed Zumper directly. At 50 slots the $6 a listing is hard to beat on any portal that prints its price.
Look elsewhere for commercial space, storage or parking, which Zumper does not take, or if the problem is not reach but the hour a day spent answering renters who cannot afford the unit.
Zumper and RentPlace side by side
Zumper is a portal with a very large audience. RentPlace is a listing marketplace built around what happens after the inquiry arrives. On reach Zumper wins, and we will not pretend otherwise.

Most landlords who use us keep a free Zumper listing running too, and that is the right call. Promoting on Zumper buys more leads; it does nothing about which of them can afford the rent, want the move-in date you have or own a dog your lease forbids. On RentPlace a renter answers those questions before the message can send, so the inbox you open is already sorted. The Landlord plan is $39 a month for up to five listings, paid only while a unit is empty. If you are still writing the ad, start with our house for rent advertisement examples, and our guide on where to advertise a rental property covers the other channels.
What landlords ask about Zumper
Answers use Zumper's premium listings page and the landlord articles in its help center.
Is Zumper free for landlords?
Yes, up to a limit. Zumper lets a landlord post the first few listings free, and its Rental Manager page says up to 5 listings a month. The limit varies by region in the US and Canada. Past it, or to get promoted placement, you buy a monthly premium plan starting at $50 for 5 listings.
How much does Zumper charge landlords?
Zumper charges nothing for free listings within your region's limit. Premium plans are monthly: $50 for 5 promoted listings, $80 for 10, $175 for 25, $300 for 50, $500 for 100 and $800 for 200, which is $10 down to $4 a listing. Larger counts get custom pricing from Zumper's sales team.
How many free listings can you post on Zumper?
Zumper's Rental Manager page says up to 5 listings a month for free, and its help center says the limit depends on your region. Third-party reviews report $20 for each property past the free limit in large metros, live for 45 days, but Zumper's own pages do not print that figure, so check it in your dashboard.
What do Zumper premium listings include?
Every Zumper premium plan includes promoted placement in search results and renter email alerts, a verified badge, video and Matterport tours, feeds from software such as Yardi and Propertyware, and automatic posting to PadMapper, Realtor.com, Microsoft Bing and ChatGPT. Zumper says promoted listings get 10 times the exposure of free ones.
Where are Zumper rental listings syndicated?
Zumper posts listings to its own site and app and to PadMapper, which it owns. Premium plans add Realtor.com, Microsoft Bing and ChatGPT among other partners, according to Zumper's premium listings page. Free listings still reach Zumper and PadMapper renters, without the promoted placement.
Is Zumper legit for landlords?
Yes. Zumper is an established US rental marketplace that also runs PadMapper, publishes its own monthly national rent report, and says it gets more than 175 million visits a year. The usual landlord complaints are about lead quality on free listings and region limits, not about whether the listings go live.
Is Zumper better than Zillow for landlords?
Zumper is cheaper per listing once you promote several units. Five promoted listings cost $50 a month on Zumper, while five Zillow premium upgrades cost $199.95 for up to 90 days. Zillow has the bigger renter audience and has let landlords post free since 2022, so many landlords post free on both.
Can I list a commercial property on Zumper?
No. Zumper's help center says it does not support commercial or retail space, storage units, parking spots, garages or homes for sale. It takes houses, apartments, condos, rooms for rent and multifamily buildings, and every multifamily building needs floorplans attached before it goes active.
How long does a Zumper listing take to go live?
Zumper says a published listing should appear in its search results within 2 to 3 hours. Changes such as a new video tour can take a few hours more to reach partner sites. Premium plans let you swap listings in and out during the month without buying a new slot.
