Avail Pricing and Application Fee with the Unlimited Plus Cost per Unit
Avail is free to the landlord on its Unlimited plan, for any number of units. Unlimited Plus costs $9 a unit a month, so $1,080 a year at ten doors. On the free plan tenants pay $2.50 for every rent payment by bank transfer, and applicants pay about $55 for credit, criminal and eviction reports.

Avail cost in four numbers
Older reviews still quote Unlimited Plus at $5 or $7 a unit. Avail's own pricing page says $9, and the other three numbers are paid by your tenants and applicants, not by you.
$9 a unit
Unlimited Plus per month, $108 a unit a year. Every door you add adds $108.
$2.50
What a tenant pays per bank transfer on the free plan. $30 a year each.
3.5%
The card fee on rent, charged to the tenant on both plans. Plus does not waive it.
About $55
Credit, criminal and eviction reports per applicant. Avail prints no figure and says it varies by state.

Avail Unlimited Plus cost from 1 to 50 doors
Plus is one price times your unit count. There is no band, no volume discount on the pricing page and no annual term to bring it down, so the bill climbs in a straight line.

One lease per door and one bank payment a month per tenant. Savings use the $2.50 fee tenants pay on the free plan.
Read the last two columns together. A door on Plus costs you $108 a year, and the ACH fee it removes costs your tenant $30 a year. If the point of upgrading is to stop charging tenants for paying rent, you can get the same result for far less by covering the fee yourself on a flat-priced app, or by moving to one where the tenant fee is lower. What Plus really sells is speed (FastPay), customization (your own application questions and lease clauses) and faster support. Price those three, not the waived fee.
What Unlimited Plus costs you against what it saves your tenants
At every door count the plan costs 3.6 times the tenant fees it waives.
That ratio never changes, because both sides scale per unit. So the question is never whether Plus "pays for itself" on fees. It does not. The question is whether next-day deposits and a custom application are worth $9 a door to you.
FastPay has a catch worth knowing before you budget around it. Each tenant has to complete one successful bank payment before their payments become FastPay eligible, so the first month after move-in still takes the standard three to five business days. One Trustpilot reviewer put the trade bluntly: Avail "slow pays to get you to enroll in FastPay".
A year of Unlimited Plus against the tenant fees it waives
$9 a unit a month, every tenant paying rent by bank transfer once a month
Avail fees for rent payments, screening and listings
Two plans on the pricing page, and six more charges spread across its FAQs, the FastPay page and the tenant pages. Here they are in one list, with who carries each line.
| Fee | Price | Paid by | What it means |
|---|---|---|---|
| Unlimited plan | $0 a unit | Nobody | Listings, applications, screening requests, state leases with e-signing, rent collection, maintenance tickets and income and expense tracking. |
| Unlimited Plus | $9 a unit a month | Landlord | $108 a unit a year. Billed per unit, so it grows with every door you add. |
| Rent by bank transfer (ACH) | $2.50 on Unlimited, $0 on Plus | Tenant | Twelve payments a year is $30 per tenant on the free plan. Plus waives it. |
| Rent by debit or credit card | 3.5% on either plan | Tenant | On $1,800 rent that is $63 a month. Plus does not waive it. |
| Application and screening | Not published, about $55 for all three reports | Applicant, unless you pay | TransUnion credit, nationwide criminal and nationwide eviction. The price varies by state and the dashboard shows it at request time. $55 is what a landlord on Avail's own forum reports. |
| FastPay next-day deposits | Included in Plus | Not a separate fee | Each tenant must complete one bank payment first. Without it, ACH takes three to five business days. |
| Promoted listing | Not published | Landlord | Premium placement on the Realtor.com and Zumper networks. The free syndication covers 19 sites. |
| CreditBoost rent reporting | $3.95 per month reported | Tenant | Optional, up to 24 months per lease, charged once as a flat fee. |

The screening fee is the one to read twice. Avail's FAQ says the price depends on state law and that some states block one of the three reports altogether, so the total only appears in your dashboard when you request it. A landlord posting on Avail's own community forum put the bundle at $55 per applicant and called it more than most competitors charge. If you list in a tight market, $55 a head is enough to make a good applicant apply somewhere else first, which is why some landlords on the same forum ask for the credit report only at the last step.
Avail against RentRedi, TurboTenant and Landlord Studio by door count
Free against free, Avail is level with the pack. Paid against paid, it wins at one door and loses from the second.
RentRedi charges $144 a year on its annual plan whatever your door count. TurboTenant Pro is $199 a year up to ten units, then moves in bands. Landlord Studio Pro is $144 for three units and $12 a year for each one after that. Avail Plus multiplies $108 by every door, so at three units it already costs more than all three.
The fee detail behind each rival is on our RentRedi pricing, TurboTenant pricing and Landlord Studio pricing pages. If you already have it down to these two, our Avail vs TurboTenant pricing breakdown runs the break-even door by door, and the Avail review covers what landlords report after the first few rent cycles.

Which Avail plan fits your door count
Unlimited, the free plan, if you own a handful of doors, your tenants are fine paying $2.50 to send rent, and you can live with a three to five day wait for the money. For a small landlord it covers the whole cycle from listing to lease to rent, and it costs you nothing.
Unlimited Plus if you have one or two doors and want next-day deposits, your own application questions or your own lease clauses. At one door it is the cheapest paid plan in this group.
Something else from three doors up if you want paid features, because every flat-priced rival is cheaper there. From 20 doors, or if you manage for owners, look at a suite such as Buildium that has owner statements and trust accounting, which Avail does not.
Look past both if your real problem is an empty unit. Avail syndicates your ad to 19 sites, and the leads come back as messages and showing requests with little about the renter. A landlord on Avail's own forum asked for exactly this: pre-screening questions on the first inquiry, before a showing gets booked.
Avail and RentPlace side by side
Avail runs a tenancy from listing to rent collection, and its base plan is free. RentPlace works on the step before the lease, getting a vacant unit rented with inquiries you can act on. If rent collection and leases are the problem, Avail is the better buy, and the table says where it plainly wins.

Plenty of landlords will use both: Avail for the lease and the rent, RentPlace for the weeks the unit sits empty. A vacancy costs about $60 a day on an $1,800 rental, and what shortens it is fewer dead-end showings. A renter on RentPlace answers your screening questions before the message can send, so you only book the ones who fit. The Landlord plan is $39 a month for up to five listings, and you pay for it only while a unit is empty. If you run listings for a team, the $99 and $299 plans are on our page for property managers.
What landlords ask about Avail pricing
Answers use Avail's pricing page, its screening and FastPay FAQs and its landlord community forum.
How much does Avail cost?
Avail costs nothing on the Unlimited plan, for any number of units. Unlimited Plus is $9 per unit per month, which is $108 a unit a year: $540 for five doors and $1,080 for ten. On the free plan your tenants pay $2.50 per bank transfer, and applicants usually pay the screening fee.
Is Avail free for landlords?
Yes, the Unlimited plan is free to the landlord with no unit limit and no trial expiry. The cost moves to the people around you: tenants pay $2.50 for every rent payment by bank transfer and 3.5% by card, and applicants usually pay for their own credit, criminal and eviction reports.
How much is the Avail application fee?
Avail does not publish one figure. Its own FAQ says screening costs vary by state, and the total appears in the dashboard when you request reports. A landlord on Avail's community forum reports $55 per applicant for credit, criminal and eviction together. You choose whether the applicant or you pay it.
What does Avail Unlimited Plus include?
Unlimited Plus adds FastPay next-day deposits, waives the $2.50 ACH fee for tenants, lets you add custom questions to the rental application, customize and clone the lease template, build a branded property website, and get Priority Care support that Avail says answers twice as fast. Card fees stay at 3.5%.
Is Avail Unlimited Plus worth it?
Usually only for one or two doors, or if next-day rent deposits matter to your mortgage date. Plus costs $108 a unit a year and saves each tenant $30 in ACH fees, so it never pays for itself on fees alone. Above two doors, flat-priced apps such as RentRedi at $144 a year cost less.
Does Avail charge tenants to pay rent?
On the free Unlimited plan, yes: $2.50 per payment from a bank account and 3.5% by debit or credit card. When the landlord pays for Unlimited Plus, bank transfers become free for tenants, but the 3.5% card fee stays on every plan.
How long does Avail take to deposit rent?
Avail's own FAQ says ACH rent payments process in three to five business days and card payments deposit after about two. FastPay, included in Unlimited Plus, can land bank payments the next business day, but only after each tenant has completed one successful bank payment.
Is Avail cheaper than TurboTenant or RentRedi?
On the free plans Avail matches them at $0 to the landlord. On paid plans it is cheaper only at one door: Unlimited Plus is $108 a year against $144 for RentRedi annual and $199 for TurboTenant Pro. At ten doors Avail costs $1,080, RentRedi $144 and TurboTenant Pro $199.
