The RentSpree payment fee lands on you, not the tenant
Most landlord apps charge the renter for paying by bank transfer. TurboTenant takes $2 from the tenant on its free plan, Innago $2, Avail $2.50. RentSpree turned that around: the tenant pays nothing to send rent by ACH, and the $3 processing fee is deducted from what reaches you. It applies to every recurring payment, so a tenant on autopay costs you $36 a year.
That is a better deal for the tenant and a cleaner lease conversation for you, since there is no convenience fee to explain. It also means the free plan has a real price once rent starts moving, and the price grows with every door. One-time requests are exempt, so a security deposit or a one-off utility charge costs nothing to collect.
Landlord PRO waives the $3 for $83.88 a year on annual billing. Three doors on Basic cost $108 a year in fees, so PRO is cheaper from the third door and every door after that is free. On monthly billing, $107.88 a year, three doors is a wash and four is the break-even.

Fees on Basic against Landlord PRO, per year
RentSpree cost against TurboTenant, RentRedi, Innago and Avail
The fair comparison is what each app costs you a year if you want tenants to pay nothing for bank transfers. Here it is by door count, using the cheapest way to get there on each.
| Doors | RentSpree | TurboTenant Pro | RentRedi | Innago | Avail Plus | What that means |
|---|---|---|---|---|---|---|
| 1 door | $36 Basic, $3 fees | $199 | $156 | $24 | $108 | Stay on Basic and let the $3 come out of rent. Innago is $12 cheaper. |
| 3 doors | $83.88 Landlord PRO | $199 | $180 | $72 | $324 | Landlord PRO beats paying $108 in fees. Innago still edges it. |
| 5 doors | $83.88 Landlord PRO | $199 | $204 | $120 | $540 | Cheapest of the five from four doors onward. |
| 10 doors | $83.88 Landlord PRO | $199 | $264 | $240 | $1,080 | Less than half of TurboTenant Pro. |
| 20 doors | $83.88 Landlord PRO | $399 | $384 | $480 | $2,160 | The flat price is the whole story at this size. |
| 50 doors | $83.88 Landlord PRO | $699 | $744 | $1,200 | $5,400 | Confirm at checkout that no unit cap applies to your account. |

One tenant per door, one bank payment a month, annual billing where offered. RentSpree is the cheaper of $3 per payment or Landlord PRO. Innago is its $2 fee covered by you; RentRedi is $144 plus its $1 fee covered by you; TurboTenant Pro and Avail Unlimited Plus waive the tenant fee. Card fees are paid by tenants on all five.
The result surprised us. Because Landlord PRO has one published price and no unit band, it is the cheapest way in this group to give tenants free bank payments from the fourth door on, and the gap widens fast: at 20 doors it is $83.88 against $384 to $480 for the next cheapest. Innago wins for one to three doors because its fee is a dollar lower. Our TurboTenant pricing, RentRedi pricing and Innago pricing pages carry every figure behind the rival columns.
Two cautions before you move a portfolio. RentSpree publishes no unit cap for Landlord PRO, but it does not promise there is none, so ask before you load 50 doors. And PRO is a rent and paperwork plan: it has no trust accounting or owner statements. If you manage for other owners, compare it with Buildium or DoorLoop instead.

What the RentSpree application fee buys
The $39.99 Standard report is TransUnion credit with its ResidentScore, plus criminal and eviction history. The $49.99 Comprehensive report adds income verified by the applicant linking a bank account through Finicity, which shows two years of deposits, and automated reference checks. The $10 gap is the income piece; RentSpree sells it on any plan as an add-on.
You decide who pays when you build the request: Applicant Pays or I Pay. That setting locks once the request goes out, so a landlord in a state that caps or bans application fees should pick I Pay first, not after the applicant has started. At $39.99, RentSpree sits below TurboTenant's $45 or $55 and Avail's $55, and level with RentRedi's $39.99.
How long RentSpree takes to deposit rent

Card payments, once the charge is confirmed.
-
3 to 5 days
Bank transfers, after the tenant's bank releases the money.
-

Business days throughout. Payouts also hold until a W-9 is on file, and RentSpree issues a 1099-K for the rent it processes. Set the due date with the slower ACH window in mind if your mortgage is due on the 5th.
Who RentSpree fits and who should buy something else
One or two doors
Stay on Basic. $36 to $72 a year in rent fees is less than PRO, and your tenants pay nothing by bank.
Three to fifty doors
Landlord PRO on annual billing. $83.88 flat is the lowest price in this group for fee-free rent.
Leasing agents
RentSpree PRO. Income checks on every screening and a branded profile, with a 30-day trial.
Managing for owners
A full suite with trust accounting. RentSpree does not do owner statements.
And if the unit is empty right now, none of this is the bottleneck yet. RentSpree syndicates your ad to the big portals, which sends you names and messages. What decides how fast you sign a lease is whether those inquiries tell you enough to pick who to show it to.
RentSpree and RentPlace side by side
RentSpree screens applicants and collects rent once you have picked one. RentPlace works on the weeks before that, getting a vacant unit rented by inquiries you can act on. On screening and rent, RentSpree is the better buy, and the table says so.

Plenty of landlords will use both: RentSpree to screen and collect, RentPlace while the unit sits empty. A vacancy costs about $60 a day on an $1,800 rental, so a single extra empty week costs more than five years of Landlord PRO. A renter on RentPlace answers your screening questions before the message sends, and you only send the $39.99 screening link to people who already fit. The Landlord plan is $39 a month for up to five listings; teams running more units can see the $99 and $299 plans on our page for property managers.
What landlords ask about RentSpree pricing
Answers use RentSpree's pricing page and its help center articles on rent fees, payouts, plans and screening.
How much does RentSpree cost?
RentSpree costs a landlord $0 on Basic, but every recurring rent payment carries a $3 fee taken from your payout. Landlord PRO waives that fee for $6.99 a month billed yearly ($83.88) or $8.99 monthly. RentSpree PRO for agents is $15.83 or $19.99 a month. Applicants pay $39.99 or $49.99 for screening.
Is RentSpree free for landlords?
Listing, syndication, applications and screening are free for landlords on RentSpree, with the applicant paying for the report. Rent collection is not quite free: each recurring payment costs you $3, which works out to $36 per door a year. One-time payment requests, such as a deposit, carry no fee.
How much is the RentSpree application fee?
The RentSpree application fee is $39.99 for the Standard report (TransUnion credit, criminal and eviction) or $49.99 for the Comprehensive report, which adds bank-verified income and reference checks. The applicant pays by default. The landlord can choose to pay instead, but only before the screening request is sent.
Does RentSpree charge tenants?
Only for cards and screening. A tenant paying rent by bank transfer pays nothing on RentSpree. Paying by debit or credit card adds a 3% fee, capped at $5,000 per transaction. Applicants pay $39.99 or $49.99 for screening unless the landlord covers it. The $3 rent fee is billed to the landlord.
What is the RentSpree processing fee?
The RentSpree processing fee is $3 per recurring rent payment, paid by whoever receives the money and deducted from the payout. It applies to the landlord, or to an agent collecting on the owner's behalf, and it is waived on Landlord PRO and RentSpree PRO. One-time payment requests have no fee.
Is Landlord PRO worth it?
Landlord PRO is worth it from three doors. At $3 a payment, three tenants cost you $108 a year in fees, more than the $83.88 annual plan. On monthly billing at $107.88 the break-even is three doors almost exactly. Below that, stay on Basic unless you need e-signatures or financial reports.
How long does RentSpree take to deposit rent?
RentSpree deposits bank-transfer rent 3 to 5 business days after the tenant pays, and card payments in 1 to 3 business days. The first payout on a new account takes 5 to 7 business days. Payouts also hold until a valid W-9 is on file, which RentSpree needs for your 1099-K.
Is RentSpree cheaper than TurboTenant?
To make bank-transfer rent free for tenants, yes from the first door. RentSpree Basic costs $36 a year per door in fees and Landlord PRO is $83.88 flat, against $199 for TurboTenant Pro up to ten units. RentSpree screening is $39.99 against TurboTenant's $45 or $55, and its tenants never pay an ACH fee.
